respective; legal heirs, successors, executors, administrators, representative and legal assigns.

WHEREAS the first party is the true & lawful owner of 8-{9-105/{0, GANESH NAGAR, NEAR HEAD
POST OFFICE, OPP. BANK OF INDIA, GIDDALUR, PRAKASAM DISTRICT, ANDHRA PRADESH,
PIN-523357 (Hereinafter called the property).

AND WHEREAS the first party wants to let out the said property to the second party and the second
party also"has agreed to take on rent the said property on the following terrns and conditions of this rent
agreemeru:-

1. That the monthly rent of the said property is fixed by and between both the parties at a sum of '
5000/- (Rupees Five Thousand Only) and the second party will further pay the said monthly rent
advance on or before the Sth day of each English Calendar month.

2. That the first party has let out the said property to the second party for a period of 24 months
w.e.f 28-01-2023 and the Second Party has agreed to vacate the premises after the expiry of
the period i.e. 27 -A1-2025.

3. That'the second party will pay electricity bill as per consumption to the first party or directly to
the authorities concerned, extra besides the aforesaid monthly rent. That the second party shall
hand over the receipts of electricity to the first party from time to time.

4. That the second party will pay maintenancb bill as per building society to the first party or
directly to the authorities concerned, extra besides the aforesaid monthly rent. That the second
party shall hand over the receipts of bill to the first party from time to time.

5. That the other dues and house tax will paid by the First Pady

6. That the first party has received a sum of Rs 10000i- (Rs Ten Thousand Only) cash as security
amount against the tenanted premises from the second party. The said security amount will be
refundable to the second party without any interest at the time of the handing over the vacant
possession of the said tenanted premises by the second party to the first party or after
deducting all rental arrears, damages, charges, consequences etc. if any.

7. That the second party shall not be entitled to terminate the Lease by notice during the first three
months of the Rent Agreement. lf the second party terminates the lease during the first three
months of the lease, the security amount will be forfeited by the first party. That the first party
wants to get vacated the said premises after lock in period then the first party will serve one
month notice to the second party. Similarly if the second party wishes to vacate the said
premises after lock in period then the second parly shall give one month prior notice to the first
party. The tenant shall vacate this premise after clearing all the rental arrears along with other
bills and will hand over the vacant possession of the said premises to the first party.

8. That ln case both the parties agreed to continue beyond the prescribed period then rent shall be
increased by mutual consent..

9. That the second Party will not sublet the said premises or part of the same to anybody else

10.That the tenancy will automatically be treated as cancelled if the monthly rent is not paid for a
period of one month from the due date of payment.

11.That the second party shall abide by all the rules and regulations of ANDHRA PRADESH
CENTRAL PowER DlsrRtBUTtoN coRpoRATtoN tto. and other statutory authorities.

12.That the second party shall use the premises only for commercial purposes.

13.That the Second Party will not make any addition and alteration in the same. The second party
shall be responsible for the repairs of any damages to the structural electrical or sanitary
insta lations u nder h is/her/their occu pancy.

14.That all minor repairs shall be carried out by the tenant and all major repairs will be carried out
by the first party as and when required.

15.That the second party shall not do any illegal or unlawful activities in the above said premises

16"That the second party shall not keep any unauthorized inflammable and explosive things in the
said premises in any manner.

17.That the second pafly will permit the first party or his/her/their duly authorized agent to enter into
the said premises for inspection or required work at any reasonable time.

18.That in case the tenant fails to comply with the above terms and conditions, the First Party shall
have right to take possession of the premises from the Second Party without any prior notice
and evict the said tenant from the premises and terminate the tenancy from the same day.

lN WITNESS WHEREOF, both the parties have signed this Deed of agreement on the day
month and year as written above.
