KNOW ALL MEN BY THESE PRESENTS:

This DEED, made and entered into by and between:

resident of Barangay, Municipality, Province, Philippines hereinafter referred to as the
VENDOR,

-and-

_____________ married to ____________, of legal age, Filipino citizen, and

resident of Barangay, Municipality, Province, Philippines, hereinafter referred to as VENDEE,

WITNESSETH:

That the VENDOR is the absolute owner of a parcel of land situated in Barangay,
Municipality, Province covered by Transfer Certificate of Title No. T-12345 of the Registry of
Deeds of Province, and more particularly described as follows;

“A PARCEL OF LAND Lot No. _______ of the subdivision plan _______ being a portion of
Lot No. 1234, Pls-12 situated in the Barrio of Barangay, Municipality, Province, Island of
Luzon. Bounded in the NE., line 1-2 by Road; on the SW., along line 2-3 by Creek, w/legal
easement 3.00 m. wide; on line 3-4 by Lot 5678, Pls-12; on the NW., along line 4-1 by Lot
8765-E, of the subd. plan. Containing an area of THREE HUNDRED THRTY SEVEN (337)
SQUARE METERS MORE OR LESS.

NOW, THEREFORE, for and in consideration of the sum of HUNDRED THOUSAND

PESOS (Php000,000.00), Philippine Currency, the receipt whereof is hereby acknowledged,
the Vendor have SOLD,CEDED, CONVEYED and TRANSFERRED and by these present do
hereby SELL, CEDE, CONVEY and TRANSFER by way of DEED OF ABSOLUTE SALE unto
___________ married to __________, of legal age, Filipino, and a resident of Barangay,
Municipality, Province, Philippines, his heirs and assigns the parcel of land described above,
free from any lien or encumbrance whatsoever;
The VENDOR hereby warrants valid title to and peaceful possession of the property
herein sold and conveyed and further declare that the same is free and clear of all liens and
encumbrances of any kind whatsoever;
