1. Shri Kiran Tikare aged about 57 years resident of Dharwad Holding PAN:
ABOPT 2801 R, residing at 1st Floor, Near Hubballi Toll Naka, Behind Axis
Bank, Dharwad
2. Pavan Builders a Partnership Firm PAN……., having its principal place of
business at…………………………………………. represented by its partner

AND
WHEREAS, the first party is the absolute owner of the commercial property bearing
CTS No:… situated in Tollnaka ,P.B.Road, behind Axis Bank, Dharwad – 580 001
AND
WHEREAS the party of the Second Part has approached the Party of the First Part
for renting of the premises for setting up Shop Cum Godown and the First Party has
agreed for the same on the following terms and conditions:-
1. The first party has let out the above said premises to the second party on a
monthly rental basis w.e.f 01st of November 2023 and the same shall be valid for a
period of 12 Months from the above mentioned date.
2. The second party has agreed to pay a monthly rent of Rs. 35,000/- (Rupees Thirty
Five Thousand only) for the period of 1 st six months i.e from 01.011.2023 to
30.04.2024 and Rs. 40,000/- (Rupees Forty Thousand Only) from 01.05.2024 to
31.10.2024 per month on or before every 5th day of subsequent month.
3. The second party has agreed to pay a sum of Rs.2,50,000/- (Rupees Two Lakh
only) towards security deposit, The said security deposit is non-interest bearing.
The security deposit will be returned after making sure that the tenant has not
made any loss or damage of the building and he has paid all the maintenance
charges applicable. If any short fall is noticed the necessary amount as deemed
will be deducted from the security deposit.
6. The second party shall pay the electricity charges separately and regularly.
7. The second party shall use the premises only for his commercial purposes
8. The second party shall not carry any unlawful activities in the leases premises.
9. The second party shall not part with or sub lease any portion of the property to any
third person.
10. The second party shall keep and maintain the premises in good and habitable
condition.
12. The tenant shall not cause any structural alterations or damage to the property.
13. That the Second party shall maintain peace and decorum and shall not do any
such act which is disgraceful and irritating to the other occupants.
14. This agreement is terminable with one-month prior written notice on either side.
15. That the Second Party at the time of vacating shall replace all items damaged or
reimburse the same.
