The phenomenon of global warming and various issues of environmental damage
is increasingly being studied and studied. Based on data from the World Green Building Council, it is known that buildings contribute at least 33% of CO2 emissions, consume 17% of clean water, 25% of wood products, 30-40% of the use of raw materials, and 40-50% of energy use for construction and operations. The concept of green building is considered as one of the solutions to reduce environmental damage, minimize carbon emissions as the main cause of global warming, and overcome the energy crisis that has arisen as a result of the rapid industrialization in various fields, especially in the construction sector. The green building criteria intended for new buildings refer to the rating tools that have been issued by GBCI, namely energy conservation and efficiency, water conservation, air quality and thermal comfort, land and waste management, implementation during the construction period on buildings, and ensuring the following elements: elements of climate change adaptation are included in the building design. The purpose of this study is to analyze the most influential factors in improving the performance of high-rise office building projects and based on dynamic models using Life Cycle Cost Analysis (LCCA). From the results of the study, the authors identified 10 factors that affect cost performance in high-rise office building projects, namely: 1. Natural lighting, 2. Chemical pollutants, 3. Refrigerant without ODP, 4. Material costs, 5. Water recycling, 6 Site selection, 7. Microclimate, 8. Public transportation, 9. Cycling facilities, 10. Project manager. Fenomena pemanasan global dan beragam isu kerusakan lingkungan yang
beraneka ragam semakin marak dikaji dan dipelajari. Berdasarkan data dari World Green Building Council diketahui bahwa bangunan gedung setidaknya menyumbangkan 33% emisi CO2, mengkonsumsi 17% air bersih, 25% produk kayu, 30-40% penggunaan bahan mentah dan 40-50% penggunaan energi untuk pembangunan dan operasionalnya. Konsep green building dianggap sebagai salah satu solusi untuk mengurangi kerusakan lingkungan, meminimalkan emisi karbon sebagai penyebab utama global warming, dan mengatasi krisis energi yang muncul sebagai dampak dari pesatnya industrialisasi pada berbagai bidang, terlebih pada sektor konstruksi. Kriteria bangunan hijau yang dimaksudkan untuk bangunan baru merujuk kepada rating tools yang telah dikeluarkan oleh GBCI, yaitu konservasi dan efisiensi energi, konservasi air, kualitas udara dan kenyamanan termal ruang, pengelolaan lahan dan limbah, pelaksanaan pada masa konstruksi pada bangunan, dan memastikan elemen-elemen adaptasi perubahan iklim tercakup dalam desain bangunan. Tujuan dalam penelitian ini yaitu Menganalisis faktor – faktor yang paling berpengaruh dalam peningkatan kinerja proyek bangunan kantor bertingkat tinggi serta berbasis model dinamis menggunakan Life Cycle Cost Analysis (LCCA). Dari hasil penelitian, penulis mengidentifikasi 10 faktor yang mempengaruhi kinerja biaya pada proyek gedung perkantoran bertingkat yaitu: 1. Pencahayaan alami, 2. Polutan kimia, 3. Refrigerant tanpa ODP, 4. Biaya Bahan, 5. Daur Ulang Air, 6 Pemilihan lokasi, 7. Iklim mikro, 8. Transportasi umum, 9. Fasilitas pengguna sepeda, 10. Manajer proyek.
