WASTE LAND
(a) At market price – No concession.
- Preferably from Land Bank identified for
Industrial, Agro, Tourism.
(b) On lease for industrial purpose at 15%
annual rent.
- Apply to Collector
- Time limit at Collectorate – 45 days.
- Grant is on restricted tenure.
(c) Land assign for specific purpose/
reserved/ encroached will not be granted.
GAUCHAR LAND
- Can be given only if Govt. waste land is
not available.
- Resolution from Gram Panchayat.
- 30% added on market price for betterment
of Gauchar or alternate land to be given.
RESTRICTED TENURE
- Land can be sold, transferred, change of use can
be done only by prior approval and also premium is
attracted.
- No granted open land can be sold / transferred.
- Institutional finance can be had by prior approval of
Collector.
- Has to be constructed within two years but can be
extended by two years in two spells.
- If no construction within six years the land be
resume back without any compensation.
VALUATION
- District Level Price Committee / State
Level Committee will value the land as the
case may be.
- The cases above Rs.50 lacs will be refer
to Cabinet.
- Cost of trees in the land to be added.
- Cost of shifting of electric polls etc.
ENTREPRENEUR’S
APPLICATION TO COLLECTOR
- Application in prescribed Format (Available with Collector)
Entrepreneur should attach the following.
- Copy of MOU.
- Certified Copy of village Form 7/12.
- Opinion of competent authority i.e. DIC / IC.
- Zoning Certificate, if applicable.
- Consent for payment of price, as may be fixed by
appropriate forum.
- Resolution of Village Panchayat in case of Gauchar Land.
TENANCY/TENURE LAND
(a) New Tenure/Restricted Tenure Land and
(b) Land belonging to Tribal
- Purchase of new tenure land/restricted tenure land and
Tribal land is allowed for industries with prior
permission.
- No prior permission is necessary for purchase of new
tenure/restricted tenure land under 63-AA. if the
purchases covered under section 65-B of Land
Revenue Code i.e. for bonafide industries.
- For Tribal lands prior approval is necessary even for
bonafide industries.
- For bonafide industries, the land to be purchased
should not be within the urban agglomeration.
- If the area of the land proposed to be sold exceeds ten
hectares, the person to whom the land is proposed to
be sold have to obtain prior permission of Industries
Commissioner.
- The area of the land proposed to be sold shall not
exceed four times the area on which construction for
bonafide industrial purpose is proposed to be made by
the purchaser.
- After purchasing the land, the purchaser will send a
notice within 30 days to Collector and Mamalatdar
with all the details of the land.
- Collector after making inquiry if satisfied will issue
certificate. The purchaser has to commence industrial
activity on such land within three years and has to
commence production of goods or providing of
services within five years.
