Dear Ms. XXXXXX,

We are writing for and in behalf of our client, XXXXXX, in relation with Condominium
Certificate of Title No. XXXXXXX, more particularly described as:

May we remind your good office that our Civil Code dictates sellers and developers
to conduct a timely transfer of ownership over the condominium unit in favor of your
buyers after their full payment of the purchase price.

As you are aware, our clients are the rightful owners of the above described property. In
fact, our clients have long paid the entire price and fully accepted the unit on 24 October
2019. A copy of the Certificate of Acceptance and a Letter from Property Manager Rhea Cuevas are
herein attached and made an integral part of this demand letter. However as of this writing and
despite their numerous follow-ups, our clients have yet to receive their Condominium
Certificate of Title for XXXXXX registered under their names. So far, the latest update for
this was that your good office is still processing the transfer of the title with the Bureau of
Internal Revenue. In addition to this, you have constantly avoided speaking to us in our
attempt to follow-up with the status of the transfer.

In view thereof, we are now formally reiterating the demand of our clients for the delivery
of their Condominium Owner’s Duplicate Certificate of Title over the above-described realty
within thirty (30) days from receipt hereof. Otherwise, we shall have no other alternative but
to file the appropriate legal action/s against you before the Human Settlements
Adjudication Commission (HSAC) if only to protect our clients’ interest.

Please be informed that once we initiate the filing of a legal case against you, we will be
likewise demanding costs of litigation including the Attorney’s fees. Hence, we hope that
you will give this your utmost preferential attention to avoid what is otherwise unnecessary.
