1. Preventive Maintenance Service.

The preventive technical action is undertaken to


prolong the useful life of the equipment. Essentially, it is
a routine that is repeated at intervals ranging from 60
days to 90 days.

Primarily, the air conditioners are subjected to


preventive maintenance in order to keep the
equipment clean and lubricated in all its parts. This
involves making basic adjustments and changing
screws, electrical terminals, and generally monitoring
readings of electrical consumption, noise levels,
condensation, and evaporation temperatures of the
refrigerant.
The extension of the useful life of the air
conditioning equipment undergoing maintenance
is dependent on the alarms that arise during
preventive maintenance and on the corrective
measures that are taken.
In air conditioning applications such as offices,
work areas, etc., the equipment is usually found
saturated with dust, clothing fibers, and grease.
The frequency of preventive maintenance for the
air conditioning system will vary depending on the
number of people in the air-conditioned area.
2. The advantages of preventive maintenance are
as follows:

· -Repair costs are saved.

-Forced stops due to breakdowns are reduced.


· -Energy is saved.

· -The useful life of the equipment is increased.

-Air quality and health are improved.


3. The maintenance of the indoor unit includes the following steps:

Necessary parts are disassembled to enable easy


access to hard-to-reach areas for cleaning.

· Filters, fan, evaporator, and covers are cleaned.

· Filters, evaporator, condensate tray, and drain hose


are cleaned and disinfected with chemical products.

· All parts are reassembled, and filters are replaced.

· Measurements are taken to confirm the proper


operation of the equipment. The following
parameters are checked: ventilation speed,
temperature, thermal jump, and remote-control
functions.
4. The maintenance of the outdoor unit involves the following steps:

· Necessary parts are disassembled to facilitate proper cleaning and inspection of elements.

· The condenser, lids, and the entire interior of the outdoor unit are cleaned.

· The condenser and cabinet interior are cleaned with chemicals.


The correct operation of all elements (reversing valve, fan, compressor, temperature sensors,
starting capacitors) is checked.

· Measurements are taken: Voltage, Amperage, Temperature, Pressure.


5. The maintenance of the electrical system
involves the following steps:

· . The electrical power supply from the panel to the unit is reviewed before and
after the maintenance service.

. The arrival of electrical power to the terminals of the equipment is checked before and
after the maintenance service.
· Contactors on the control board are cleaned.
