INSURANCE- Phil Masi, Agency President at AssuredPartners, sends the


following message to CV Associations:

“It has come to my attention that the insurance budget projection I provided
for CVWPB back in August has caused some concern due to the 50%
increase budget recommendation. As I noted in that budget projection,
factors change over time that can impact that budget estimate. In the case
of CVWPB, a good amount has changed in the last 60+ days, including a
more positive hurricane season outcome as well as improved reinsurance
cost projections for the property carrier. I now feel most CVWPB condos
can budget LESS than what my initial budget recommendation email noted
back in August. Instead of 50%, I feel 35% is more appropriate. There will
be some associations that do better and some that do worse depending on
construction type, roof age, claims, hurricane deductible, etc… but I feel
amending my projection to 35% is warranted with the updated information
we have uncovered since our last budget email.”

PBC BUILDING DEPARTMENT MEETING- Next month, the Palm Beach


County Division of Planning, Zoning, and Buildings will give a presentation
to CV unit owners. This presentation will happen on 12/15, 11:00 AM, at
the Century Village Clubhouse. Representatives from PBC Divisions of
Code Enforcement, Buildings, and Contractor Certification will address the
growing problem of unauthorized and unpermitted construction and
demolition at Century Village associations. All CV unit owners are strongly
encouraged to attend this meeting. Unit owners who live in three and four
story buildings should especially consider attending, because the
presentation will include information about new regulations that were
enacted in the past year. This presentation was very well attended last
year, and PBC Officials stayed late to answer individual questions.
TRAFFIC, HAVERHILL ROAD- With the beginning of high-occupancy
season, there has been some concern about traffic conditions at our
Haverhill Road entrance, with competing traffic from Century Village,
Congregation Aitz Chaim, and the Alora residential property. County
Commissioner Gregg Weiss has been very helpful with these issues,
working with the PBC Engineering Department.

At the Alora property, drivers are making illegal left turns when exiting the
property. The County will construct a raised median which will prevent left
turn movement. Plans are nearly complete and work is expected to start in
June 2024. In the meantime, the County Engineer approved the installation
of flexible delineator posts to help prevent these illegal turns.

At the Haverhill Road entrance to Century Village, cars exiting CV and


Congregation Aitz Chaim are “near missing”, despite the installation of new
traffic signals. To address this issue, County staff installed an overhead
traffic sign that directs drivers exiting Century Village “LEFT TURN YIELD
TO THRU TRAFFIC”.

At the suggestion of a CV unit owner, PalmTran will be adding a bus


shelter on the west side of Haverhill Road, just south of the entrance to CV.

EXCURSION BUS- On Wednesday, December 6, the UCO Transportation


Committee will provide an excursion to the Elliott Museum in Stuart. For
more information, please see the flier that is attached to this report.

STREETLIGHTS- During last week’s property inspection, I found a number


of non-functional streetlights at various sections. These were reported to
FPL. Typical wait time for repairs is 30-40 days.

BACKFLOW VALVE INSPECTIONS- On 11/6, Buckeye Plumbing


inspected backflow valves at the UCO Office, Plymouth Laundry,
Breezeline Office, and both guardhouses. This is an annual requirement.

FROM THE SYNAGOGUE.
CENTURY BOULEVARD- DARK STREETLIGHT, REPORTED TO FPL
FOR REPAIR, WORK ORDER #48025.
UCO OFFICE- POTABLE WATER BACKFLOW VALVE WAS TESTED
AND RECERTIFIED BY BUCKEYE PLUMBING ON 11/6. THIS IS AN
ANNUAL REQUIREMENT FOR THE FIVE BUILDINGS OWNED BY UCO.
CLUBHOUSE ISLAND- NEW IRRIGATION TIMER INSTALLED BY
CHABOT IRRIGATION ON 11/8.
CENTURY BOULEVARD- IRRIGATION LEAK. SEACREST WILL FIX
THIS TODAY. I LEFT THE PUMP ON OVER THE WEEKEND BECAUSE I
DIDN’T WANT THE WHOLE ZONE TO GO WITHOUT WATER.
CENTURY BOULEVARD- THIS PIECE OF SIDEWALK IN FRONT OF
THE MEDICAL BUILDING HAD TWO TRIP/FALL AREAS.
CENTURY BOULEVARD- ON 11/11, FAZA CONTRACTORS REPAIRED
TWO TRIP/FALL AREAS.
CENTURY BOULEVARD- THIS SIDEWALK IS NOW SMOOTH. AND
SAFE.
PLYMOUTH 4- CAR WITH EXPIRED REGISTRATION TAG. REPORTED
TO PBC CODE ENFORCEMENT.
CANTERBURY I- CAR WITH LONG EXPIRED REGISTRATION TAG.
REPORTED TO PBC CODE ENFORCEMENT, COMPLAINT #C-2023-
11090012.
CAMDEN N- LARGE PIECES OF GLASS MUST BE PUT INTO THE
DUMPSTER AND BUSTED UP. WASTE PRO WORKERS WILL NOT
HANDLE GLASS, FOR SAFETY REASONS.
BEDFORD K- YELLOW TOTER WITH BUSTED LID. CALLED IN BY A
CV UNIT OWNER. REQUEST FOR REPAIR WAS SENT TO WASTE
PRO.
NORWICH O- ROTTED OUT DUMPSTER. REQUEST FOR
REPLACEMENT WAS SENT TO WASTE PRO.
CANTERBURY K- RUSTED OUT DUMPSTER. REQUEST FOR
REPLACEMENT SENT TO WASTE PRO.
NORTHAMPTON G- RUSTED OUT DUMPSTER. REQUEST FOR
REPLACEMENT SENT TO WASTE PRO. PLEASE SEND BUSTED
