EXCLUSIVE AUTHORISATION TO ASSIGN

The undersigned Assignor hereby irrevocably grants Tie & Co. Property Network Pte Ltd (License No.:
L3007960A (“The Estate Agent”) the EXCLUSIVE AUTHORISATION and RIGHT, for a period of
_____________ (___) months commencing on and including __________________ and terminating on and
including ___________________ and to continue on a week to week basis until terminated by either party
giving the other seven (7) days written notice to terminate (“the Term”), to procure a Tenant to take over on
assignment the Premises known
as:_____________________________________________________________________________________

on a Furnished/Partially Furnished/Unfurnished basis, available from __________________.

1. The Assignor shall pay The Estate Agent as commission an amount equal to Ten Percent (10%) on the
final agreed take-over fee or S$5,000.00 plus GST at the prevailing rate whichever is higher, in each of the
following circumstances :-

a. During the term hereof The Estate Agent procures an Assignee on the terms specified herein; or
b. During the term hereof the Assignor procures a Tenant by himself or through other sources; or
c. During the term hereof the property is sold or otherwise transferred; or
d. The property is withdrawn from the market or if this authorisation is revoked during the Term hereof or
if the Assignor otherwise prevents the performance hereunder by The Estate Agent; or
e. A lease, sale or other transfer of the property is made within 3 months after the termination of this
Agreement or any extension thereof, to persons with whom The Estate Agent shall have negotiated
with during the Term hereof and whose names are told to the Assignor before or upon termination of
this Agreement or who are otherwise known to the Assignor at the time of lease/sale/transfer as being
persons The Estate Agent had negotiated with during the term of this Agreement or any extension
thereof, or
f. The Assignor unilaterally terminates this Agreement during the Term hereof except as provided
above.

2. The Estate Agent is authorised to co-operate with other Estate Agents in securing an Assignee for the
property and may divide the above compensation with such other brokers. The Assignor authorises The
Estate Agent to appoint sub-brokers to assist The Estate Agent in carrying out The Estate Agent’s
obligations hereunder.

3. The Assignor warrants the accuracy of the information furnished herein in respect of the Property and
agrees to hold The Estate Agent harmless from any liabilities or damages arising out of incorrect,
inaccurate or undisclosed information.

4. The Assignor warrants as follows:-

a. that he is the lawful lessee of the Property and has authority to execute this Agreement.
b. that he has not appointed any other Estate Agent (whether exclusive or otherwise) to lease or sell the
Property;
c. that he is not a undischarged bankrupt and that he has not been served with or subject to any
subsisting statutory demand or bankruptcy proceedings.

5. The Assignor agrees to refer to The Estate Agent all prospective Assignees or Estate Agent who may
contact the Assignor directly, and to furnish The Estate Agent with their names and contact numbers.

6. The Assignor agrees to make available to The Estate Agent and prospective tenants purchasers all data,
records and documents pertaining to the Property, to allow The Estate Agent to show the Property at
reasonable times and upon reasonable notice, to place a “For Rent” Sign on the Property, to advertise the
Property all types of media including The Estate Agent’s website and property portal and not to commit any
act which may tend to obstruct The Estate Agent’s performance hereunder.

7. The Assignor acknowledges that The Estate Agent is being retained solely to act as a canvassing or
introducing representative to try to bring an Assignee to an agreement with the Assignor for the lease of
the Property at a mutually agreeable price. The Assignor further acknowledges that The Estate Agent is
not being retained as a lawyer, tax or financial advisor, lender, appraiser, surveyor, valuer, engineer, home
inspector or any other professional service advisor and the Assignor has been advised to seek
independent professional advice for these and other matters.

8. Inheres the expression the “Assignor” comprises two or more persons, all covenants and agreements
given by the Assignor shall be deemed to be given jointly and severally.

This Agreement is interpreted / translated orally to the Assignor in ________________________(language /


Dialect) and that the Vendor have fully understood and accepted all the said terms without any reservations.

Please note that this Exclusive Agreement shall be valid only when it is signed by The Estate Agent’s
authorized representative and The Estate Agent’s stamp has been affixed. The Estate Agent will forward a
copy of the Exclusive Agreement to the Assignor after it has been signed and stamped.
