Sharing Consultant’s Report for the Week

Feb 13- Holiday

Feb 14
UDMC Project
A. Quality Control assessment works – Recommendation to Organize for T&C works
To organize our engineers and tools(thermal imager, ampere, velocity meter, measuring tape)
and conduct QC works for UDMC.
1. Measure the exit doors,
2. Measure the entrance doors
3. Measure the fresh air duct
4. Thermal scan all rooms, fresh air ducts, ac, lighting, people entry point, open ceiling and
picture of each thermal scan data.
5. Get all data for unconditioned fresh air supply even though not part of gree
6. Get electrical data, lighting, equipment, etc
7. Validate air velocity on all entry points and areas where there is presence of unconditioned.
8. Get sample of insulation material used
9. Get indoor ambient room temperature and rh. Recommended to use thermal imager
10. Get outdoor air temperature and rh. Recommended to use thermal imager with photo
11. Get inside ceiling temperature and Rh. Use thermal scanner with photo
12. Used our Gree GMV Commissioning laptop and get actual data. Informed Engr. Manuel on
all works needed to complete

B. Initial Inspection
1.Initial inspection as per site visit conducted with Engr Romano and Engr Tan of TCR
1.1 Findings
1.1.1 Excessive amount of unconditioned air circulating at the following spaces
1.1.1.1 Emergency room
1.1.1.1.1 Adjacent exit stairs, use as interstitial access between floors
1.1.1.1.2 Adjacent toilet area
1.1.1.2 Hallway –cashier area
1.1.1.3 Philhealth area
1.1.1.4 Elevator Lobby
1.1.1.5 Ceiling interstitial spaces
1.2 Initial QC assessment to be done
1.2.1 Thermal scanning on the following spaces mentioned in item 1.1.1
1.2.2 Assessment on the amount of air infiltration on all mentioned spaces
1.2.3 Assessment on the amount of air leakage emanating from the unconditioned fresh air
adjacent to refrigerant piping installation
1.2.4 Assessment on the amount of air infiltration from main lobby/elevator entrance area
1.2.5 Assessment on the amount of air infiltration from the emergency entrance area
1.3 Conduct and submit GMV Computer simulation status on equipment performance. Use of
GMV debugging equipment with printed report
1.4 Conduct air flow testing/take off on all other spaces. Calculate air infiltrated

Overall initial assessment


1. Observable stack effect conditions due to thermal difference between outside temperature
and indoor temperature including the stack effect which always present when elevator
system is in operations.
2. Observable sufficient wind pressure emanating from door opening and closing
3. Observed condition combining both thermal and wind pressure within the building
premise
4. Observable presence of unconditioned forced air inside spaces and ceiling and adjacent
fire exit at ER room
5. Contributary nature of existing generator flue gas piping installed adjacent to ER entrance
will enhance uncomfortable thermal effect when emergency power is in operation which
can penalize airconditioning system and may increase load requirements.
6. Ducted fresh air for the whole space is an indicative source of high humidity forced air
infiltration affecting thermal gradient on installed refrigerant piping and AC equipment
which may results to surface condensation and may affect ceiling which can results to
ceiling molds. This type of installation must be validated as well since no submitted
information to Unitech Philippines for combine system assessment.

7. There is a need to validate the specifications of refrigerant piping insulation if the


insulation thickness and density can handle system requirement during full load AC
operations. Use of pre-installed vapor barrier is beneficial but not necessary.
8. TCR team to request with Unitech-Gree for GMV Computer Simulation report for the
final assessment and submission of equipment performance based on initial start-up and
post construction operations.
9. As observed, several AC equipment have been in operation even during construction
which may void equipment warranty from Gree China. Please note early operation of AC
during construction will suction all construction dust which will clog the indoor unit and
will result to early corrosion of parts of AC equipment.

Please note that air infiltration should be minimized and recommended not to exceed 2 to 5% of
the total airflow of installed AC in order not to experience presence of moisture and
condensation on AC equipment and its piping reticulations. Submission of all other related
findings afterwards for complete assessment. UDMC team should be reminded on the
information on full AC design complete with pre-cooled fresh air as previously submitted to
them prior to their intent and request to Unitech Philippines to provide only for recirculated air
system using GREE GMV since other works related to fresh air was part of other subcontracted
works as per earlier advise.

Feb 15
1.Back-up AC for Server room at 7th floor rescinded
2. Discussion with Engr Jericho on Unitop Lapu-lapu MCC which will accommodate the ECB of
cooling tower. The objective is to minimize the cost by having only disconnect switch near the
cooling tower motors

Feb 16
Submitted Business Update with prospective works as follows:
1. UDMC- Phase 2
2. Masagana Supermart
3. Ri-Rance Industrial Development, participation in design and other project management
works
4. Unitop Alaminos
