Dear P Brotherton

Thank you for the paperwork received on September 5th 2017 including the Service Charge
Account for this year 2017/8, Budget, Certificate of Insurance and Notice of Ground Rent for Flat
2, 4 Avondale Road.

Please find attached here, two cheques. One for the Ground Rent at £125 and one for the
Service Charges at £851 only. Please note that both are dated for September 29th 2017.

There are a few points I wish to raise regarding the Service Charge:

1. The Common Way Electricity for 2017/8 is budgeted at £350. I realise that utility charges are
increasing but this is really high given that last year it was £217 and the bills for my own flat won't
be more than this for the year - Will overpayment roll over?

2. The Repairs at £1800 for the year are a lot higher than the previous year's charges. What is
this intending to cover? Will overpayment go into a sinking fund? This is probably a good time to
inform you, if Ms Pearl and Miss Weiner have not already, that there is a digusting pigeon
problem to the left hand side of the property. Although myself and Msses Pearl and Weiner have
paid for somebody to put up pest control spikes, pigeons are continuing to roost and spread their
droppings on my window sills and below. Any suggestions? This is obviously a huge health
hazard. Will any of this cost go towards getting rid of this problem?

3. Although I know that Ms Pearl and myself regularly hoover the common way outside our flats,
is management going to be taking care of any cleaning of the communal areas? The wall above
the staircase leading to the first floor of the property is thick with dust. Is a cleaner coming around
anytime soon? Does our service charge not cover maintenance and cleaning of the common
way?
