BANK OF INDIA, a body corporate constituted under Banking Companies


(Acquisition and Transfer of Undertakings) Act 1970, having its Registered Head Office

at Star House, Plot No. C-5, G Block, Bandra-Kurla Complex, Bandra (East), Mumbai-400

051, and a Branch among other places at S.No.90/12, Door No.10, Kalaignar Street, New

Perungalathur, Chennai-600063, hereinafter called as “ The BANK / MORTGAGEE” which

expression shall unless excluded by or repugnant to the context be deemed to include

itssuccessors and assigns.

WHEREAS on the request of the BORROWERS,the BANK has sanctioned a Project

Finance Loan of Rs. 82,50,000/- (Rupees eighty two lakhs and fifty thousand only), on

condition that repayment of the said sum and further advance which may be made by

the BANK, including interest, bank charges and other cost etc., shall be secured by

Equitablemortgage by way of Depositof TitleDeeds,of theBorrowers’ properties.

NOW,THESEPRESENTSWITNESSASFOLLOWS:-

That in pursuance of the foregoing,the Borrowers (1) Mr. J. Devadoss,(2) Mr. D.

Albert Samuelraj, (3) Mr. A. Godwin Joshua, (4) Mr. A. Samsan Joshua, (5) Mr. D. Isac

Johnson and (6) Mr. I. Pravin Emmanuvel, represented by theirgeneral powerof attorney

agent Mr. P. BOOMINATHANhereby confirm having DEPOSITED WITH THE BANK AT ITS

BRANCH AT PERUNGALATHUR on 17.11.2023,thedocuments of title listed in schedule

Properties of the Borrowers described in Schedule - B hereto, with

intention that the same shall remain and be charged by way of

Equitable Mortgage by Deposit of Title Deeds for repayment to the Bank of the principal

sum of Rs. 82,50,000/- (Rupees eighty two lakhs and fifty thousand only), and the

ultimate balance that may remain due and outstanding in the accounts of the Borrowers

with the Bank including Principal and interest thereon at the rate stipulated by the Bank,

from timetotime Bankcharges in accordancewith thepractices and usages of the Bank,

costof realization of thesecurity and all other expenses incidentalthereto.
