RENTAL AGREEMENT

1. ACKNOWLEDGMENT

This agreement was made and executed on January 17, 2020. Below are the parties
involved in acknowledging this agreement:

2. TERM/PERIOD

The Rental period will begin on at January 17, 2020 and it will end on December 17, 202.
Extension of this agreement is solely at the discretion of the landlord. Pricing after this
agreement is subject to change, according to rates.

3. PAYMENTS

• The rental amount will be R14,250 per month stayed at the accommodation by the
tenant, payable before the commencement of this agreement.
• Payments are to be made electronically via EFT to the following bank account:

4. OCCUPANCY

The maximum number of occupants will be 4 adults.

5. UTILITIES AND FURNITURE


The apartment comes fully furnished with items including but not limited to: bedding, towels,
pots and pans, cutlery, crockery, smart TV and appliances. These items will be referred to as
“furnishings”. Entering into this agreement is acknowledgment that the furnishings of the
apartment are in good and working order.

Uncapped WIFI is included in this agreement.

Electricity is included and is to be supplied by the landlord. (prepaid).

The tenant is responsible for taking good care of the furnishings and appliances. The tenant
will pay for any repair or replacement if the furnishings are damaged during their stay.

6. SUBLETTING

Subletting is strictly not allowed. The tenant agrees not to assign or sublet the property.

7. MAINTENANCE, PEACE/ORDER, AND OTHERS

• The tenant should follow and implement the standard of cleanliness to the property.
• The tenant should keep the property in good condition.
• Pets are not allowed in the rental property.
• The tenants are not allowed to keep firearms, bows, and other weapons in the rental
property.
• The tenant must abide by all rules of the community. Fines issued by the management of the
community will be payable by the tenant.
• The tenants agree not to use the property in a way to disturb the peace in the environment.
• The tenants personal property is not covered in the insurance purchased by the landlord
against loss, theft and negligence and is the responsibility of the tenant.

8. INDEMNIFICATION

The tenant indemnifies the landlord and the property free and harmless against any liabilities
like accidents, loss of property, injury, or death of any person.

9. AMENDMENT
This agreement can only be changed or modified with the written consent or permission from
both the landlord and the tenant.

10. GOVERNING LAW

This agreement shall be governed under the laws of the Republic of South Africa.
The undersigned, hereby agreed that both parties read the agreement and acknowledge it.
