Structural Engineer: Howard Ward Associates
M&E: Chord Consult

05 Leonard Design Architects - Projects Summary

77 Talbot Street

The proposed scheme has undergone several iterations of design evolution over the pre-application consultation. During the
consultation period several clear design principles emerged. The current team had also taken into account the advice from the
previous Associated Architects scheme to inform the design of the final proposal.
The design principles that informed the design development are:

Demolition of the existing D&G building. Reuse of the existing building for student accommodation has been
assessed and deemed unworkable and inefficient.

Improve the environment of the conservation area with a high

quality and sustainable new building.

Respect the building heights of neighboring developments along Talbot St and Wollaton St. Upper floors to be
set back in line with adjacent Sandhills and Nova student developments.

Maximize daylight opportunity into the courtyard to Nova development with a clear physical break between the
façade along Wollaton St.

Spilt Talbot St and Wollaton St frontages to be more sympathetic to the pattern along the streets.

Ensure the views of the site are respectful of the heritage buildings on Derby Road.

Create entrances along Talbot St and Wollaton St.

Consider adaptability of current scheme for future use.

Services (the main issue being horizontal & vertical distribution - allowing enough space!)

Different uses require different services zones

Different frame types will impact on services zones
Floor to Floors should always work to brick dimensions

Amendment 2: prohibit the routing of electrical services within protected escape routes, unless they are associated

with the route itself (similar to firefighting shafts).

77 Talbot Street

Sustainability (with a focus on embedded carbon)

Carbon footprint can be used to express the carbon of operating a building, running a car or operating
a laptop, embodied carbon cannot. Embodied carbon would instead tell you the carbon footprint of
constructing the building, producing the car or manufacturing the laptop
