DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This Deed of Absolute Sale, made and entered this ___ of __________ 2023
in __________________, Philippines, by and between:

both of legal age, Filipino citizens, married and residents of

hereinafter referred to as the VENDOR;

_________________________ of legal age, Filipino citizen, widow and

Philippines, hereinafter referred to as the VENDEE;

W I T N E S S E T H:

WHEREAS, the VENDOR is the absolute owner of a portion of a parcel of

land with improvements situated in the Municipality of Asingan, Province of
Pangasinan, Philippines covered by Original Certificate of Title No. 2362
containing an area of EIGHTY TWO (82) SQUARE METERS, more or less
issued by the Registry of Deeds for the Province of Pangasinan and which is
more particularly described as follows:

“A parcel of land (Lot 3263 of the Cadastral Survey of Asingan),

Case No. 3, situated in the Mun. of Asingan. Bounded on the NE.
by properties of Rufino Venenciano, et al., and Cayetano Rivera,
et. al; on the SE., by properties of Felomino Patacsil, et al., and
Juan Andradra et al. on the SW., by Lot 6731 and properties of
Rufo Almoste et al., and Cesario Ranit and on NW.., by properties
of Remigio Pastoriano and Rufo Venenciano, containing an area of
TWO THOUSAND NINE HUNDRED AND THIRTY ONE (2,931)
SQUARE METERS, more or less.”

WHEREAS, the VENDEE has offered to buy and the VENDOR has agreed
to sell the above-described property for the price and under the terms and
conditions set forth herein below;

 NOW THEREFORE, for and in consideration of the premises, and more
specifically of the sum of THREE HUNDRED THOUSAND PESOS (Php
300,000.00) Philippine Currency, the receipt whereof is hereby acknowledged
from the VENDEE to the entire satisfaction of the VENDOR, the said VENDOR
does hereby sell, transfer and convey in a manner absolute and irrevocable, in
favor of the VENDEE, his heirs and assigns, the land above-described;

That the VENDOR does hereby covenant and agree with VENDEE
that the above-described property is free from all liens and encumbrances,
that they have a perfect right to convey the same, and that they will
warrant and forever defend the same unto the said VENDEE, her heirs,
and assigns, against the lawful claims of all persons whomsoever;

That the VENDEE agrees to shoulder the expenses for the consolidation
of the title, capital gains tax, documentary stamps tax, transfer fees, notarial
fees, and all other fees or expenses incidental to the transfer of the title of the
above-described property while the VENDOR agrees to shoulder the expenses
for accrued and current real estate taxes.
