CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease is made and executed at the City of Manila, this
________ day _______ of ________ by and between:

__________________________, of legal age, Filipino, and with residence and


postal address at _______________________, hereinafter referred to as LESSOR;

-and-

______________________________, of legal age, Filipino, with residence at


_______________________________________, hereinafter referred to as LESSEE.

WITNESSETH THAT:

WHEREAS, the LESSOR is the owner of a parking lot (“property”) located


_____________________________

WHEREAS, the LESSOR agrees to lease-out the property to the LESSEE and
the
LESSEE is willing to lease the same;

NOW THEREFORE, for and in consideration of the foregoing premises, the


LESSOR leases unto the LESSEE and the LESSEE hereby accepts from the LESSOR
the above stated LEASED PREMISES, subject to the following:

TERMS AND CONDITIONS

1. PURPOSES: That premises hereby leased shall be used exclusively by the


LESSEE for parking purposes only and shall not be diverted to other uses. It is
hereby expressly agreed that if at any time the premises are used for other
purposes, the LESSOR shall have the right to rescind this contract without prejudice
to its rights under the law.

2. TERM: This term of lease is for __________ from ____________to ____________
inclusive. Upon its expiration, this lease may be renewed under such terms and
conditions as may be mutually agreed upon by both parties.

3. RENEWAL OF LEASE: Both LESSOR and LESSEE agree that not later than fifteen
(15) days prior to the expiry date of the above-indicated period agreed upon, the
LESSEE must provide written notice of intention to renew the lease and shall be
served to the LESSOR. Should the LESSEE fail to notify the LESSOR of the
intention to renew the said lease and the LESSEE remains at the leased property
even after the original period of lease had lapsed, it is understood that such is only
by mere tolerance of the LESSOR and the latter reserves the right to eject the
LESSEE's unlawful detention of the same.

4. DEPOSIT: That the LESSEE shall deposit to the LESSOR upon signing of this
contract and prior to move-in an amount equivalent to ONE (1) month deposit and
ONE (1) month advance or the sum of __________________________, Philippine
Currency, and the remaining balance shall be paid monthly by issuing CASH
PAYMENT.

6. RENTAL RATE: The monthly rental rate for the leased premises (parking slot) shall
be ________________________________ All rental payments shall be payable to
the LESSOR on or before the end of the month.

7. DEFAULT PAYMENT: In case the LESSEE fails to make the payment of the rent on
the above-stipulated date of payment, the LESSOR may, at its option, terminate the
contract and eject the LESSEE. Accordingly, the LESSEE shall immediately be
deemed to be in DEFAULT after the failure to make payment, and, as such, the
LESSOR may immediately demand for the eviction of the LESSEE from the leased
premises (parking slot).

8. SUBLEASE. It is understood that the lease premises shall not be assigned,


sublease to third person/s without the written consent of the LESSOR. (please
check this, if allowed)

9. FORCE MAJEURE: If whole or any part of the leased property shall be destroyed or
damaged by fire, flood, lightning, typhoon, earthquake, storm, riot or any other
unforeseen disabling cause or acts of God, as to render the leased property during
the term substantially unfit for use and occupation of the LESSEE, then this lease

contract may be terminated without compensation by the LESSOR or by the
LESSEE by notice in writing to the other.

10. EXPIRATION OF LEASE: At the expiration of this lease or cancellation thereof, as


herein provided, the LESSEE will promptly deliver to the LESSOR the leased
property in good condition.

11. This CONTRACT OF LEASE shall be valid and binding between the parties, their
heirs, successors-in-interest and assigns.

IN WITNESS WHEREOF, the parties (LESSOR or its authorized representative and


the LESSEE) have hereunto signed this instrument on ___th day of _______ 2023 in
Manila, Philippines.
