DEED OF ABSOLUTE SALE

KNOW ALL MEN BY THESE PRESENTS:

This DEED OF ABSOLUTE SALE is made, executed and entered into by:

CECILIA B. QUISMUNDO, of legal age, Filipino, married to CLARENCE ELMER T.


QUISMUNDO, Filipino, and with residence and postal address at # 75 Pulo, Cabuyao, Laguna, hereinafter
referred to as the SELLER

-AND-

DIANE WESLEY BAUTISTA GARZA, of legal age, Filipino, single and with residence and postal
address at San Antonio, Poblacion, Calabanga, Camarines Sur, hereinafter referred to as the BUYER.

WITNESSETH;

WHEREAS, the SELLER is the registered owner of a parcel of land located at Brgy. Sta Cruz Ratay,
Calabanga, Camarines Sur and covered by Transfer Certificate of Title No. 080-2011000018 containing a
total area of FOUR HUNDRED EIGHTY-ONE (481) SQUARE METERS, more or less, and more
particularly described as follows:

"Lot 3-B- 6 (LRC) Psd-206104:- A PARCEL OF LAND (Lot 3-B-6 of the subdivision plan (LRC) Psd-
206104, being a portion of Lot 3-B, (LRC) Psd-181628 , LRC (GLRO) Rec. No. 26049), situated in the
Barrio of Sta. Cruz Ratay, Municipality of Calabanga, Province of Camarines Sur, Island of Luzon. Bounded
by on the NW., points 2 to 3, by Lot 3-B-11, on the SE., points 3 to 4, by Lot 3-B-7, on the SW., points 4 to
1, by Lot 3-B-5, and on the NW., points 1 to 2 by Lot 3-B-31 (Road Widening), all of the subdivision plan.
Beginning at a point marked “1” on plan, being N. 66 deg. 19’ E., 2372.41m. from BLLM 5J, Mpty. Of
Calabanga, Prov. Of Camarines Sur thence N. 64 deg. 43’E., 12.00 m to point 2; thence S. 25 deg. 17’E.,
20.12 m. to point 3; thence S. 64 deg. 45’ W., 12.00 m. to point 4; thence N. 25 deg.17’W., 20.12 m. to the
point of beginning, containing an area of TWO HUNDRED AND FORTY ONE (241) SQUARE METERS,
more or less. All points referred to are indicated on the plan and are marked on the ground by P.S. Cyl.
Conc. Mons. 15x 60 cm.; bearings true; date of the original survey, Dec. 6-9, 1923, and that of the
subdivision survey, executed by Reggie P. Garcia, Geodetic Engineer, on July 12-15, 1974."

being a portion of Lot 3-B (LRC) Psd-181628, LRC (GLRO) Rec. No. 26049) , situated in the Barrio of
Sta. Cruz Ratay, Municipality of Calabanga, Province of Camarines Sur, Island of Luzon . Bounded on the
NE., points 4 to 1, by lot 3-B-10, on the SE., points 1 to 2, by Lot 3-B-8, on the SW.., points 2 to 3, by Lot 3-
B-4, and on the NW., points 3 to 4, by Lot 3-B-8, all of the subdivision plan . Beginning at a point marked
“1” on plan, being S. 67 deg. 16’ E., 2385.96 m. from BLLM 53 Mpty. Of Calabanga, Province of
Camarines Sur, thence S. 64 deg. 43’ W., 12.00 m. to point 2, thence N. 25 deg. 17’W., 20.01 m. to point 3;
thence N. 64 deg. 43’E., 12.00 m. to point 4; thence S. 26 deg. 17’E., 20.01 m. to point of beginning,
containing an area of TWO HUNDRED AND FORTY (240) SQUARE METERS, more or less. All points
referred to are indicated on the plan and are marked on the ground by P.S. Cyl. Conc. Mons. 15x60 cm.,
bearing true, date of the original survey Dec. 8-9, 1923 and that of the subdivision survey , executed by
Reggie P. Garcia , Geodetic Engineer, on July 12-15, 1974.”

WHEREAS, the BUYER has offered to buy and the SELLER has agreed to sell the above mentioned
property for a one-time cash payment in the amount of FOUR HUNDRED THOUSAND PESOS (Php.
400,000.00) Philippine Currency;
WHEREAS, the BUYER has agreed to buy the above mentioned property on an “as is, where is” basis,
and that the BUYER has inspected the property and has satisfied herself of the present conditions therein.

NOW THEREFORE, for and in consideration of the sum of FOUR HUNDRED THOUSAND PESOS (Php.
400,000.00) Philippine Currency, hand paid by the vendee to the vendor, the SELLER DO HEREBY SELL,
TRANSFER, and CONVEY by way of Absolute Sale unto the said BUYER, his heirs and assigns, all our
rights and interest in the parcel of land described above, free from all liens and encumbrances of whatever
nature including real estate taxes as of the date of this sale.

IN WITNESS THEREOF, the parties have signed this instrument this 15th day of January, 2018, at
Municipality of Calabanga, Province of Camarines Sur.
