521/477/17min(0-17), 62min(3-18). 63(3-2), 64min(1-0), 483/20min(2-2),
533/399(4-0) and 478/18(3-5) to 523/22(2-1) falls in the revenue estate of
village Gopalpur Tehsil Rajpura, All the civic modern facilities such as roads,
electricity and other essential facilities are available. The construction has
been done as per specifications stated at Sr. No. 24 and accordingly the
valuation of the property has been worked out:-
1) VALUE OF LAND
Area of Land (as per Record) : Rs. 57500000/-
57 Bigha 10 Biswa (1150 Biswa)
@ Rs. 50000/- per Biswa.
2) Add cost of Toubwell/Kotha L.S. : Rs. 300000/-
Total Rs. 57800000/-
Say =Rs. 57800000/-

As a result of the inspection of the above said property, appraisal and analysis,
it is my considered opinion that the fair and reasonable market value of
property in the pravailing condition with the aforesaid specifications is Rs.
57800000/- (Rupees Five crore Seventy Eight Lac thousand only) and
realisable value is Rs. 52000000/- and distress value Rs. 47000000/-

4873000/- (Rupees Forty eight Lac Seventy three thousand only) and realisable
value is Rs. 4140000/- and distress value Rs. 3400000/-
