COASTAL CONDITIONS APPLICABLE Bricklayer Electrical
- All external cavity walls to be 2c Cavity brickwork (230mm) unless otherwise noted - Electrician to supply and install approved hard wired smoke alarms and all electrical systems must be in accordance with AS 3786 and Part E4 of the most current
Builder - All brickwork including any brick veneer must be built in accordance with AS3700-Masonry code and part B1 of the current NCC/BCA requirements and standards NCCS/B.C.A requirements
- Builder to check and confirm all dimensions on site prior to the commencement of construction and or the fabrication of items noted in these plan - If any brick builds ups are required around the building, bricklayer to refer to the current structural engineers drawings/details - Electrician to supply and install mechanical ventilation to required wet areas in accordance with AS 1668.2 and of the most current NCCS/B.C.A requirements
- These drawings are to be read in conjunction with the structural engineer’s drawings, energy efficiency reports and all other relevant external consultants’ - Tiled/Metal deck roof to be anchored with 25mm x .8mm galvanised steel straps built into brickwork at 1200cts or as per engineer’s recommendations. Concretor Ceiling Fixer Sound and Acoustic


- Top of footings to be at -2c from 00c unless otherwise noted - Refer to floor plan and elevation for all ceiling heights - Sound insulation to floors and walls separating S.O.U in accordance with Part F5 of the most current NCCS/B.C.A requirements
- Top of footings to garage to be at -3c from 00c unless otherwise noted - Provide 100mm soffit at all full height opening to allow cornice to run through - Penetrations in floors and ceilings separating S.O.U in accordance with Part 3.12 and Part 3.15 of the most current NCCS/B.C.A requirements
- Conduit to be pre-layed into slab to accommodate plumbing & electrical services to island bench if required (refer to floor plan) - Floors separating class 2 S.O.U to be constructed with reinforced concrete and as per Structural Engineers details and also in accordance with Part C1.1 of the most current
- All wet areas to be stepped down 25mm. Refer to engineers drawings and details Insulation NCCS/B.C.A requirements
- Location of floor wastes are diagrammatic only and may be positioned at the discretion of the plumber - Refer to energy report for all ceiling, wall insulation and other energy efficiency requirements. These must be supplied and installed in accordance with AS/NZS 4859.1 and

- Builder must refer to engineering plans for all structural steel requirements and locations - Exhaust fan flumes to be fitted with dampers wall mounted exhaust fans to be self sealing when turned off. - Pool gates and pool fencing to be isolated fencing and must be supplied and installed with the relevant and current pool fencing regulations along with the most current B.C.A
- Mitre and weld T-bar’s and corners and treat in accordance with the most current Australian Standard and Part B1 of the NCCS/B.C.A requirements - For 6 star energy rating all lighting to be non vented. requirements and AS 1926.1
- All external structural steelwork not stainless steel to be hot dipped galvanised. - Provide 55mm Anticon to roof. - Floor linings and/or coverings are to be supplied and installed in accordance with the most current NCCS/B.C.A requirements
- All internal structural steelwork to be dimet treated. - Install TGSI to stairs in accordance with AS 1428.4.1.
Plumbing and Gas - Provide nosing strips to each tread to stairs
Roof Carpenter - Bath and shower installation and waterproofing must be in accordance with AS 3740 and Part F1.1 of the most current volume 1 NCC/B.C.A requirements
- Builder to ensure that all roof timbers and structure is in accordance with NCC/BCA Part B1 and AS 1684.1 - All sanitary compartments must be in accordance with Part F2 and Part FP2.5 of the most current volume 1 NCC/B.C.A requirements AC Notes:
- Unless otherwise noted, the approved roof framing shall be of traditional timber framed construction - All gas fittings and outlets are to be in accordance with the Gas Standard (Gas Fittings and Consumer Gas Installations) Regulation 1999 - Air-con designed by others. Refer to addenda for AC company details and design.
- Roof carpenter to ensure that the manhole location as shown on the plan is to be trimmed out at 600 x 600 - Plumber to ensure that all works carried out on site are in accordance with the most current NCCS/B.C.A and plumbing code requirements. - AC design attached to drawings.
- Roof carpenter to ensure that the rangehood flume as shown on the plan is to be trimmed out at 450 x 450 - All plumbing below slab/ceiling to be sound proofed wrapped. - Builder to liase with air-con manufacturer to determine power,drainage and dropped ceilings ETC. to be placed on plans once confirmed.
- All external fixing nails must be galvanised or in accordance with the relevant and current BCA and A.S requirements
