CONTRACT OF LEASE OF BUILDING SPACE

KNOW ALL MEN BY THESE PRESENTS:

This AGREEMENT, made and entered into by and between LILIAN GREGORIO URO, of
legal age, married, a resident of Mercedes, Zamboanga City, hereinafter known as the LESSOR and
FLORA DAGALEA ALVIAR, also of legal age, widow, and a resident of Zone-1, Bunguiao, Zamboanga
City, and hereinafter known as the LESSEE,

-- WITNESSETH –

1. That the LESSOR hereby agrees to lease unto the LESSEE a unit of building space, situated inside
the Bunguiao National High School, for and in consideration of the annual rental amount of
FIFTY THOUSAND PESOS (Php 50,000.00), Philippine Currency, paid by the LESSEE unto
the LESSOR, which the latter hereby acknowledged and confessed to have received from the
former, and facilitate for its use in the operation of a school canteen;

2. That the LESSEE shall not make or cause to be made any improvement in the premises without
prior written consent of the LESSOR, it being understood that such improvement in the premises
shall be at the sole expense of the LESSEE;

3. That the LESSEE shall not directly or indirectly sublease, assign, or transfer her right under this
Contract to a third party or parties, without the consent in writing of the LESSOR;

4. That it is understood by both parties that payment for the use of electric and water services shall
be at the sole expense of the LESSEE;

5. That the term of this lease is for ONE (1) YEAR, commencing on January 1, 2018 and expiring
on January 1, 2019;

6. That the LESSEE hereby expressly acknowledges that the leased premises are in good and
tenantable condition and agrees to keep the same in good and tenantable condition complying with
laws, ordinances and regulations of the City or National Government as regards the use,
occupation and sanitation of the leased premises, and failure to comply shall be at the risk and
expense of the LESSEE;

7. That the failure of the LESSOR to insist upon a strict performance of any terms, conditions, and
covenants hereof shall not be deemed a waiver on her part of the terms of the contract;

8. That any and all violations of the conditions of the Contract herein stipulated shall subject the
guilty party to the payment of damages, aside from costs of suit and attorney’s fees.

IN WITNESS WHEREOF, these presents are signed both by the LESSOR and the LESSEE, this 10 th
day April 2017, at Bunguiao, Zamboanga City.
