Subject / Undertaking regarding modifications
inside Factory 15 in Jahiz-01 project
referring to the above subject and to the lease
contract for Factory No.15 in Jahiz-01 project, we
are pleased to attach the required modifications
inside the factory/unit, fit-out request form with
engineering drawings and the tenant's official letter
to request modifications.
Accordingly, we, Mr. Mohammed Al Khater’s
company Torba Labs for Cosmetic and natural
products undertake and agree to carry out the
following works and bear any materialistic and
financial responsibilities for their implementation in
accordance with the procedures adopted by
government agencies within the State of Qatar:
1- Tasks and works of the consulting office and the
contractor.
2- Obtaining the approval of the project operator
(Darwish Interserve Facility Management W.L.L)
3- Extracting the necessary approvals and licenses
from the relevant government agencies
4- Extracting any certificates to complete the works
or any amendment of the issued licenses and
completing the procedures for obtaining the
necessary approvals from all the concerned
authorities, including, but not limited to, Civil
Defense Department, Municipality, Kahrmaa, and

6- Compensation for Qatar Development Bank after
assessing the damages by the competent ‫ﺑﺈزاﻟﺔ ﻛﻞ ھﺬه اﻻﻋﻤﺎل ﺣﺴﺐ ﺑﻨﻮد ﻋﻘﺪ اﻹﺑﺤﺎر ﻓﻲ ﺣﺎل اﻧﮭﺎء‬

7- Carrying responsibility for providing all safety and ‫ اﺗﺒﺎع ﺟﻤﯿﻊ اﻟﻤﻌﺎﯾﯿﺮ واﻟﻠﻮاﺋﺢ اﻟﺨﺎﺻﺔ ﺑﺎﻟﺪﻓﺎع اﻟﻤﺪﻧﻲ واﻟﺒﻠﺪﯾﺔ‬-9

from neglecting safety and security obligations.
‫ ﺳﯿﺘﻢ ﺗﻮﻓﯿﺮ ﺗﺮﺗﯿﺒﺎت إﺿﺎﻓﯿﺔ ﻟﻨﻈﺎم‬، ‫اﻟﺤﺎﻟﻲ اﺛﻨﺎء اﻟﺘﺠﮭﺰ‬
8- Upon returning the Factory (the leased property),
.‫اﻟﺤﺮﯾﻖ وﻓﻘًﺎ ﻟﻤﻌﺎﯾﯿﺮ اﻟﺪﻓﺎع اﻟﻤﺪﻧﻲ ﻓﻲ ﻗﻄﺮ‬
the Tenant is obliged to remove all these works
according to the terms of the lease contract in case ‫ أي وﻗﺎﺋﻊ أو ﺣﻮادث ﻓﻲ وﻗﺖ اﻟﺘﺠﮭﯿﺰ أو ﺑﻌﺪھﺎ ﺳﺘﻜﻮن‬-11
the lease is terminated. .‫ﻣﺴﺆوﻟﯿﺔ اﻟﻤﺴﺘﺄﺟﺮ‬
9- Will follow all standards and Regulations of Qatar
Civil Defense, municipality and environmental for all ‫وﻓﻲ ﻣﺎ ﯾﻠﻲ ﻧﺮﻓﻖ ﻟﻜﻢ ﻛﺸﻒ اﻟﻤﺴﺘﻨﺪات اﻟﻤﺘﻌﻠﻘﺔ ﺑﺘﻨﻔﯿﺬ ھﺬه اﻻﻋﻤﺎل‬
the system while doing fit out work. ‫واﻟﻤﺮاد ﺗﻮﻗﯿﻌﮭﺎ وﺧﺘﻤﮭﺎ ﻣﻦ طﺮف ﻣﺎﻟﻚ اﻟﻤﺸﺮوع ﺑﻨﻚ ﻗﻄﺮ ﻟﻠﺘﻨﻤﯿﺔ‬
‫ﺣﯿﺚ ﺗﺤﻮل ﻛﻞ ﻣﻀﻤﻮن ھﺬه اﻟﻤﺴﺘﻨﺪات ﻣﻦ اﻋﻤﺎل وﻣﺴﺆوﻟﯿﺎت‬
10- If existing fire alarm or Firefighting system
blocked with the Fit out, additional fire system :‫واﻻﺗﺰاﻣﺎت واﺷﺘﺮاطﺎت اﻟﻰ اﻟﻤﺴﺘﺄﺟﺮ وﻋﻠﻰ ﻧﻔﻘﺘﮫ اﻟﺨﺎﺻﺔ‬
arrangements will be provided according to the Qatar
Civil Defense Standards.

11- Any incidents or accidents at the time of fit out or

after will be Tenant’s responsibility.

In the following, we attach the list of documents

related to the implementation of these works, which
are to be signed and stamped by the project owner,
Qatar Development Bank, where all content of these
documents has been transferred from works,

responsibilities, obligations and conditions to the
tenant and at his own expense:

The Qatar Development Bank or its
representative, in the event of non-compliance
by the contractor with the aforementioned, is
entitled to take the procedures stipulated in the
lease contract.
The request for amendments and approval
thereof shall be considered canceled after the
expiry of the period specified in the request.
