Dear Mr. Tanggol:

This has reference to the condominium unit of the STU Project located
at Seminary Drive corner Bird St., Maya Subdivision, Davao City under
the name of MARIA REYES (hereinafter referred to as OWNER, for
brevity) with the following account information:

Property unit: VRP-00B-C-2130

Contract Price: P2,339,064.00

Total Amount Paid: P2,107,157.51

After the recent strong earthquakes, there arose doubts with respect to
the structural strength or stability of the unit. The damage found on the
STU Project is highly unlikely for a newly constructed building in that
continued occupation thereof shall only endanger the life, health,
property and safety of the people therein. Mainly for this reason, the
OWNER is hereby signifying intent to pull out her investment to the STU
Project and to return the property unit described above.

Consequently, the OWNER wishes to receive the FULL AMOUNT paid by

her for the above-described property unit totaling to Two Million One
Hundred Seven Thousand One Hundred Fifty Seven and 51/100
(P2,107,157.51). She also expects an indemnity of Five Hundred
Thousand Pesos (P500,000.00). Therefore, demand is hereby made for
the payment of the total amount of Two Million Six Hundred Seven
Thousand One Hundred Fifty Seven and 51/100 (P2,607,157.51).
By the appearance of the damage on the building, it is obvious that the
STU Project is defective. It may be pointed out that a developer/seller is
responsible for certain warranties imposed by law.

The OWNER does not wish to litigate when the issues can be addressed
by the mere agreement of the parties. Please consider this as her first
demand.
