That I, LINA URSAIZ, Filipino citizen of legal age, married to GODOFREDO URSAIZ JR. with residence and postal address at Sitio Pilapil,Casuntingan,Mandaue City for and in consideration of the sum of TWENTY THOUSAND PESOS (Php 20,000) Philippine Currency, receipt of which in full and entire satisfaction by ARLENE PALANG, Filipino citizen of legal age with residence and postal address at Cansaga, Consolacion, Cebu, do by these presents hereby SELL, CEDE, TRANSFER and CONVEY absolutely and irrevocably unto the said Arlene Palang, her heirs assigns and succesors in interest, of a portion of referred to as Lot 4773-B-1,with and area of ONE HUNDERED FIFTY (150) square meters more or less, of a parcel of land described as follows: “ A parcel of land, known as Lot 4773-B-1, situated at Garing, Consolacion, Cebu, bounded on the N: by Lot 4773-C, on the E: by Lot 4781, on the S: by Lot 4773- B-2, on the W: by Lot 4774 containing an area of ONE HUNDERED FIFTY (150) square meters more less as covered by Tax Declaration No. 43297 “ That I, hereby guarantee that I am absolutely free to dispose of said parcel of land to the vendee and further warrant the latter shall enjoy of the same, free from any and all claim of any third person or party; That I, further certify that the said parcel of land is not tenanted and that there is no existing improvement or building constructed thereon and that I have complied with the Provisions of Article 1623 of the New Civil code;
