AGREEMENT TO RENT A 100FT * 100FT PLOT IN SETTA KASANGATI,


BLOCK 189, PLOT 2197

THIS AGREEMENT is made this ………………………………day of 2023.

BETWEEN

MICHEAL BISASE of P. O. Box 6521, NAJJERA- KAMPALA (hereinafter called “The


Landlord” which expression shall where the context so admits include its successors in
title) of one part and

MR/MRS/MS. ______________________ of P. O. BOX ______________KAMPALA,


hereinafter called “The Tenant” of the other part:

IT IS HEREBY AGREED as follows: -

1. The Landlord HEREBY LETS, and the Tenant takes on to rent the property
comprised in a vacant plot of land, from the ………………… 2023 for a term of one
(1) year, with Renewal unless terminated by either party, PAYING therefore the
monthly rent of Four hundred. (Ugx. 400,000/-).

2. The rent for the first one year is payable 3 months upfront.

3. The payments must be made within 10days of entering the new month. A receipt
confirming payments shall be issued upon the money reflected in the bank account
provided in Clause (5).

4. The Tenant shall pay dues to the bank account below.

Quoting your name on the payment slip, a copy of which you will submit to the
Landlord.

5. That the Tenant shall not sub–let any part of the above–mentioned demised premises
to anyone else under any circumstances without the consent of the Owner.
6. That the Tenant shall abide by all the byelaws, rules, and regulations of the local
authorities in respect of the demised premises and shall not do any illegal activities in
the said demised premises.

7. That the Tenant shall not be entitled to make any permanent structure or changes to the
rented premises without the prior consent of the owner. The owner shall be notified of
any need for permanent structural changes or repairs and shall be the cost of the tenant.
8. That the Tenant can neither make addition/alteration in the said premises without the
written consent of the owner, nor the Tenant can sublet part or entire premises to any
person(s)/firm(s)/company(s).

9. That the Tenant shall keep the said premises in clean & hygienic condition and shall
not do or cause to be done any act which may be a nuisance to other. Garbage collection
is the responsibility of the Tenant.

10. That this Agreement may be terminated before the expiry of this tenancy period by
serving one-month prior notice by either party for this intention.
11. That the Tenant use the above-mentioned premises for hide processing purposes only.
12. That the Tenant Shall not store/Keep any offensive, dangerous, explosive, or highly
Inflammable articles in the said premises and shall not use the same for any unlawful
activities.
13. That both the parties have read over and understood all the contents of this agreement
and have signed the same without any force or pressure from any side.

14. Landlord’s Obligations: -

(a) The Tenant paying the rent hereby reserved and performing and observing
the covenants conditions and agreements herein contained and on the part
of the Tenant to be performed and observed shall peacefully hold the
premises (subject to the exceptions and reservations herein contained)
during the said term without any unlawful interruption by the Landlord or
any person claiming under or in the trust for the Landlord.

(b) To pay or cause to be paid all sewage charges levied on the property during
the term hereby created.

(c) The landlord will be represented by a selected party to handle their affairs,
obligations, and oversight of the property. To be stated in the last section of
the agreement.

15. Provided always and it is hereby agreed and declared as follows: -

(a) That if the rent agreed has not been paid for a period of fourteen days after
the stated time (Clause 4) and efforts to get the said amount have failed. The
Landlord at any time thereafter can terminate the tenancy in respected of
any antecedent breach of any of the agreement terms or conditions of the
tenancy herein before contained.

(b) The term hereby created may be renewed by either party giving the other a
notice period of two (2) months prior to the end of the term hereby created
and the said term may be renewed upon terms to be mutually agreed on.

(c) The monthly rent shall be subject to increment after a given period, this will
be formally communicated two months before the agreed upon start of the
increment.

16. End of Tenancy

(a) The Tenant will remove all rubbish within the Premises and ensure it is
allocated to proper receptacles (including large items).

(b) Remove all personal items. If any items are left behind and no response is made
to reclaim them, the Tenant will be liable for the costs involved in the disposal
to be deducted from the deposit.

(c) All notices (if any) required under this Agreement shall be in writing, and all
notices shall be deemed sufficiently delivered if addressed to the parties and
sent to their respective addresses indicated in the recitals hereof (or as
subsequently communicated in writing in case of change of address).

(d) This Agreement may be terminated: i) upon expiry of the fixed term thereof;
or ii) by mutual agreement of both parties in writing.

(e) Should any of the terms and conditions of this Agreement be held to be
invalid, unlawful, or unenforceable, such terms and conditions will be
severable from the remaining terms and conditions that will continue to be
valid and enforceable.

This Agreement will be governed by and construed in accordance with the Laws of the
Republic of Uganda and all disputes, actions and other matters relating thereto shall be
determined in accordance with the Laws of the Republic of Uganda.
