SECTION 10.2.14.

4 APARTMENT BUILDINGS
General Requirements
 Any apartment building that satisfies all of this section's prerequisites for hotels may be considered as a
hotel, in which case the regulations for apartment buildings that follow do not apply.
 Every individual unit covered by this Section must meet the minimum standards of this RIRR's Section
10.2.14.6.
Exit Details
 General Types and Capacities of Exits
 Exits must have the same configuration, categories, and capacity as required in RIRR Section 10.2.14.3.
 Street floor exits must be large enough to meet the street level's occupant load as well as the capacity of
staircases and ramps discharging onto the street floor.
Number of Exits
 Every living unit shall have access to at least two (2) separate exits.
Exception No. 1:
 Any living unit that exits directly to the street or yard at ground level, via an exterior stairway serving a
maximum of two units, or via an enclosed stairway with a fire resistance rating of one hour or more serving
that apartment only and not communicating with any floor below the floor of exit discharge or other area that
is not a part of the apartment served may have only one exit available.
Exception No. 2:
 Apartment buildings with no more than three stories may have a single exit and a smoke-proof enclosure
with no more than six living units per level, and a maximum height an exterior stairway that is easily
accessible from every flat served serves as the exit.

Minimum Corridor Width


 Corridors with a capacity of more than 50 people must be wide enough to accommodate the occupant load
but no narrower than 1.12 meters.
 Corridors must have a minimum capacity of 50 people. greater than 910 mm.

Access to Exits
 Exits must be spaced apart, as required by Section 10.2.5.2 of this RIRR.
 Exits must be designed so that there are no dead-end pockets, hallways, corridors, passageways, or courts.
 Self-closing doors are required between apartments and corridors.Discharge from Exits
 Exit discharge shall be the same as required for hotels under Section 10.2.12.3 of this RIRR.
 All apartment buildings must have signs in line with Section 10.2.5.12 of this RIRR.
Protection
Segregation of Dwelling Units
 Dwelling units in row apartments must be separated by partition walls with a 4-hour fire resistance rating.

Protection of Vertical Openings
 Similarly to what is required for hotels under Paragraph "C" of Section 10.2.14.3 of this RIRR, vertical
opening protection must be provided. There must not be an unprotected vertical aperture in any building or
fire section with only one exit.
Interior Finish
 For new construction and new interior finish
 Exits - Class A or B
 Lobbies, corridors, and public spaces - Class A or B
 Individual living units - Class A, B or C.
Existing Interior Finish
 Exits - Class A or B
 Other spaces - Class A, B or C.
Alarm Systems
 Section 10.2.6.6 of this RIRR to have an automatic fire detection and alarm system required them to install.
 A manual fire alarm system must be installed in apartment buildings no taller than three storeys, and housing
units must include single-station or multi-station smoke detectors.

Extinguishing Requirements
 Except for four-storey row houses, all apartments must have an approved, supervised sprinkler system
throughout.
 Sprinkler systems must be installed on the fourth and lower storeys in accordance with NFPA 13R.
Hazardous Areas
 Every hazardous area must be separated from the rest of the building structure by at least one hour of fire
resistance.
 Where the risk is high, the C/MFM in charge must provide both a fire-resistant structure and an automatic
fire suppression system.
Building Services Equipment
 When air conditioning and ventilation are provided, they must be in line with Section 10.2.7.2 of this RIRR.
 Division 7 of this Chapter applies to all other building services equipment installed or used in hotels and
dormitories.

SECTION 10.2.14.5 LODGING OR ROOMING HOUSES


A. General Requirement
 Every hotel, motel, or rooming house must meet the minimal standards for detached single-family and two-
family dwellings.
B. Means of Escape Requirement
 Every sleeping area and living area must have two (2) exits that are appropriate for a one- or two-family
home.
 Every sleeping area above or below the street floor must have two (2) separate exits, at least one of which
must be a fire escape, an enclosed interior stairway, an exterior stairway, or a horizontal exit.
 Every exit must be built so that it can be safely used without going through a corridor or area that is exposed
to an unprotected vertical aperture.
Alarm System
 According to Section 10.2.6.6 of this RIRR, a manual fire alarm system must be provided. Similarly, each
sleeping room must have a single smoke or heat station detector.

SECTION 10.2.14.6 SINGLE AND TWO - FAMILY DWELLINGS


A. General Requirement
 Specified in Section 10.2.14.1 of this RIRR.
B. Means of Escape Requirements

 Every room used for sleeping, living, or dining purposes in any residence with more than two rooms must
have at least two ways out.
 Every sleeping room must have at least one exterior window at least 560 mm in width and 800 mm in height.
Window Size

 Sleeping rooms that are narrower than 900 mm in width are not permitted to have an exit to the exterior.

Doors
 No doorways in the path of travel that
provide a means of escape shall be smaller than 700 mm wide.

Stairs
 Every stair's width, risers, and treads must meet the minimum standards for guidelines described in Section
10.2.5.4 of this RIRR.
Interior Finish
 Interior finishes in new structures must be Class A, B, or C, as defined in Section 10.2.6.4 of this RIRR,
whereas interior finishes in existing structures must be Class A, B, C, or D.
Building Services Equipment
 No heating equipment, such as a stove or combustion heater, shall be situated in such a way as to hinder
escape in the event of a fire caused by a malfunctioning stove or heater.
Fire Alarm and Detection System
 A single-station smoke or heat detector is required in each dwelling unit or sleeping room.
Extinguishing Requirement
 In accordance with Section 10.2.6.9 of this RIRR, each single and two-family dwelling must include portable
fire extinguishers.
