The earnest deposit sum of RM xxxx by online transfer payable to Lemmy Services Sdn Bhd as stakeholder upon
acceptance by landlord. The earnest deposit of RM xxxxx shall form as the first month rental and is forfeitable in
the event if the Tenant does not proceed to execute the Tenancy Agreement within ___ working Days upon the
acceptance by Landlord. In the event if the Landlord does not proceed to sign the Tenancy Agreement within the
stipulated time or subsequently cancel the transaction, the Tenant is entitled the refund of the earnest deposit
plus an equivalent amount of the earnest deposit as liquidated damages which shall be shared equally between
the tenant and Lemmy Services Sdn Bhd. Upon such refund, this Letter of Offer shall be terminated and neither
party shall have any further claims against one another. Both parties shall exclude Lemmy Services Sdn Bhd for
any dispute/remedy which may arise between both parties.

I hereby confirmed that I shall execute the Tenancy Agreement and pay the sum specified therein on or before
failing which you shall have the right to forfeit my earnest deposit and rent the above
said premises to another tenant.

I hereby agree that I shall inform you of any defects to the premises within 14 days from taking possession of
the premises failing which you shall not be obligated to rectify the said defects.

I consent to you to collect, use and disclose my personal information in accordance with your company’s
prevailing data protection policies and/or the relevant data protection laws.
