DEED OF ABSOLUTE SALE


Know All Men By These Presents:
This Deed of Absolute Sale is entered into by and between:
PAMPLONA, MARIA LUCILA, Filipino, married to GILBERT B.
PAMPLONA, of legal age and a resident of BLOCK 7 LOT 37 PRINCETON
ST, SOUTH2, SAN MARINO CITY, SALAWAG, DASMARINAS CITY,
CAVITE herein referred to as the SELLER;

-and-

JAMES RUBEN A. REGIO, Filipino, single, of legal age and a resident


of Parksville Residences, Lot 0005 Block 19 Oleander St., City of Imus,
Cavite herein referred to as the BUYER.

WITNESSETH:

WHEREAS, the SELLER is the registered owner of a condominium unit,


located at UNIT 617 URBAN DECA TOWERS, EDSA HIGHWAY HILLS,
MANDALUYONG CITY with the following description:

CONDOMINIUM CERTIFICATE OF TITLE NO. 008-2019007423


A PARCEL OF LAND (LOT NO. 30-A OF THE SUBDIVISION PLAN PSD-36268, BEING
A PORTION OF LOT NO. 30, BLOCK NO. 53, PLAN PCS-2473, G.L.R.O RECORDS
NOS. 699, 875 & 917) SITUATED IN THE BARRIO OF BARRANCA, MUNICIPALITY OF
MANDALUYONG, PROVINCE OF RIZAL. BOUNDED ON THE NE., BY LOT NO. 31,
BLOCK NO. 53, PLAN PCS-2473, ON THE SE., BY CIRCUMFERENCIAL ROAD (50.00
M. WIDE); ON THE SW., BY LOT NO. 30-B(DITCH) OF THE SUBD. PLAN AND ON
THE NW., BY ROAD LOT NO. 29, PLAN PCS-2473, (12.00 M. WIDE. X X X
CONTAINING AN AREA OF NINE HUNDRED (900) SQUARE METERS, MORE OR LESS

WHEREAS, the SELLER has offered to sell the above-mentioned


property to the BUYER, whom the latter accepted such offer.

WHEREAS, the BUYER agreed to shoulder any expenses but not


limited to capital gains tax and BIR documentary stamps and other taxes
imposed once the title is released to the SELLER and transmitted to the
BUYER;

NOW THEREFORE, for and in consideration of the sum of ONE


MILLION FIVE HUNDRED THIRTY-TWO THOUSAND PESOS ONLY (Php
1,532,000.00) Philippine currency, and of the covenants hereinafter set
forth, the SELLER agrees to sell and the BUYER agrees to buy the above-
described property.

The foregoing instrument relates to a DEED OF ABSOLUTE SALE

Acknowledgment is written, has been signed on the left margin of each and
every page thereof by the parties and their witnesses.
