FIRST PARTY (OWNER) :-
MIR MOHAMMAD OSMAN, S/O - Mir Mohammad Safikujjaman, By
Faith – Muslim ,By Nationality – Indian , By Occupation – Business,
Residing At Fatullapur, P.O. & P.S. – Nimta, Dist. – North 24 Parganas,
Kolkata – 700049.

The second party shall not engage in any anti-social activities in the said
hotel and shall not purchase, sell or store any drugs .
The second party cannot take any loan from any person or financial
institution by showing the said hotel .
40,000/- (Forty thousand) for the monthly rent of the said hotel, which the
second party shall be liable to pay to the first party by the 1st date of every
English month.

It is hereby declared that in case of non-arrears of rent for three consecutive
months, the second party to this letter shall be deemed to be in default and
shall be liable to vacate the hotel voluntarily .
It is mentioned that the second party shall use the hotel rented by him only
for business purpose and shall not conduct any illegal business, any political
activity or anti-social activity or organize any club.
The second party to this agreement shall use the electric meter and Wi-Fi in
the name of the first party and the second party shall pay the bill to the first
party every month as per the reading of the said meter and internet
connection .
The second party shall not accommodate any tenant, sub-tenant in the hotel
rented by him.
If the second party wishes to vacate the rented hotel before the end of the
period, then the second party has to inform the first party at least 3 months in
advance, similarly if the first party needs the hotel then the first party has to
inform the second party at least 3 months in advance.
If the second party vacates the rented hotel before the expiry of the period,
then the first party will return the advance payment to the second party only
after the expiry of the contract period.
The second party hired hotel can only do food preparation, sales and
stocking business and maintain a peaceful environment.
The second party shall not make any alterations or additions to the rented
hotel or any part thereof without the permission of the first party.
I, the second party acknowledge and declare that i will be obliged to vacate
the said rented hotel at the end of the term, if i do not vacate then I will be
found guilty of illegal possession.

If the second party makes any decorations after renting the rented hotel, then
the second party will remove it at his own responsibility when leaving the
hotel.
The second party will be responsible for the quality of food or any food
poisoning in the said hotel and the first party will not be responsible in any
way.
The second party will not have any objection in the case that the first party
will carry out construction work in the leased hotel in the future.
At the end of the agreement, if the second party wants to take rent the same
again, a new contract will be executed subject to consultation between the
two parties and the monthly rent will be increased by 10% determined.
