Scenario
Your client would like to renovate and potentially extend their home to enable an ageing
relative to move in with them.
Before proceeding with any additions or alterations to their property, they want to be sure
that there are no major upcoming maintenance requirements in the near future.
You are required to assesses the general condition of the building elements.

• Identify the general condition and extent of any maintenance/repair work needed
for each building element:
o exterior building elements (including their finishes)
▪ cladding (not including roof but including soffit)
▪ external joinery
▪ external trims (including fascia, door and window and joint)
o interior building elements (including their finishes)
▪ internal linings
▪ interior joinery
▪ interior trims
▪ fitments (cabinetry).

• Select one building material and one finish that has degraded or failed. Analyse and
determine what caused it to fail/degrade. Consider material selection, installation
and environmental factors.

Format
Your file will consist of A4 pages with notes, annotated photographs, sketches and
supporting documentation.
Organise your file into sections addressing each of the building elements.

Include references to supporting documentation such as Acceptable Solutions, industry


publications and manufacturer’s specification and technical details.

Task 1: Building condition


Undertake a full assessment of the main residential building on a site of your choice.

Do not assess the roof.


Organise your file into sections for each of the building elements listed.

Your file will consist of notes, annotated photographs, sketches and supporting information.
Collate this information into a clear, concise building condition file.
You are required to:

1. check each building element (15 marks available for each element):

• wall cladding and trims

• exterior joinery and trims

• interior linings and trims

• interior joinery and fitments.

2. for each element, discuss:

• the type and condition of the material

• the type and condition of the finish

• joints/junctions in the elements

• the extent of any degradation (depending on the element, this would be


measured in m2, lineal m or ‘each’)

• potential weathertightness issues.

For each discussion point, provide notes, annotated photographs and sketches to
illustrate your findings.

Task 2: Failure/degradation analysis


1. Select one material and one finish (from different elements) that you have
identified as failed or degraded and in need of remediation, and complete the
following:

environmental factors.
