RESEARCH

SLIDE 1

 The subdivision lot and improvements shall be used exclusively for residential purposes.
 The subdivision lot may not be further subdivided.
 A residential building may be constructed on two or more adjacent lots.

SLIDE 2

 The subdivision lot may not be used for business, or for any illegal or immoral activities.
 For corner lots, the vehicular entrance driveway shall construct no less than five (5) meters
from the intersection corner.
SLIDE 3

 All buildings and improvements must be made of strong materials and should be properly
painted.
 All buildings must be provided with modern sanitary installations connected to the public
sewer or an approved septic tank.

SLIDE 4

 All buildings must conform to the following minimum easement requirements, which
distances shall be computed from the eaves of the building or veranda or from the building’s
outermost protruding structure whichever is nearest the boundary line next adjacent
thereto:
e) Front - 3 meters*
f) Back and Sides - 1 meter
g) Fence height - 2 meters
h) Building height - 10 meters (maximum height)
(* Exceptions to this are titles that indicate a front easement requirement of only 2
meters.)
 No property firewall is allowed.

Waste Management
A. Segregation of Garbage
- Golden Rule: DO NOT MIX YOUR GARBAGE
- Segregate dry waste from wet

B. Wet Waste (Biodegradable)


- For wet waste, home composting is encouraged
- May use COMPOST PITS or clay flower pots
- Compost pits
o patch of land with plenty of sunlight and ventilation, 2 holes half a meter
apart, each hole at least 2 cu. Ft.

C. Dry Garbage (Non-Biodegradable)


- Recyclable waste
o May be sold to accredited recyclable buyers LINIS GANDA who pass from
them every Wednesday
- Residual waste or “latak”
o collected by garbage truck once a week
D. Tree-cuttings/ Garden debris
- Bundled with “latak” waste

- Only dogs, cats, fish, and birds are allowed to be kept as pets
- Farm animals are prohibited (chicken, game-cocks, horses, cows, hogs, etc.)

VIII.Association Dues and Other Fees

- The association collects annual assessments every January
