Contract of Lease
CONTRACT OF LEASE
KNOW ALL MEN BY THESE PRESENTS:
MARIE HAYDEE N. BELTRAN, of legal age, married, Filipino, with postal address at 1669 De Guzman St.,
Parkview Homes, Brgy. Sun Valley, Parañaque City, hereinafter referred to as the LESSOR;
-AND-
GAIL CONCEPCION C. MACAPAGAL, of legal age, married, Filipino, and residing at MC 15 Unit 101
BCDA Condo, Pamayanang Diego Silang Village, Brgy. Ususan, C5, Taguig City, hereinafter referred to as the
LESSEE.
WITNESSETH: That-:
I – SUBJECT OF LEASE – The LESSOR is the absolute owner of a fully furnished residential located at
1669 De Guzman St., Parkview Homes. Brgy. Sun Valley, Parañaque City;
II – DURATION AND EFFECTIVITY – Two (2) year contract, commencing on June 1, 2022 and ending on
June 1, 2024;
III – MONTHLY RENTAL – the monthly rental shall be SEVENTEEN THOUSAND PESOS (₱ 17,000.00)
renewable upon mutual agreement of both parties;
IV – ADVANCE RENTAL AND DEPOSIT – Upon signing of this contract, the LESSEE shall pay two (2)
months advance rental amounting to THIRTY-FOUR THOUSAND PESOS (₱ 34,000.00) and SEVENTEEN
THOUSAND PESOS (₱ 17,000.00) as one (1) month deposit with the total amount of FIFTY-ONE THOUSAND
PESOS (₱ 51,000.00) the amount of deposit shall be refunded by the LESSOR to the LESSEE upon the expiration
of this Contract of Lease, provided, however, that all other accounts of the LESSEE such as electrical, cable internet,
water, association dues and other incidental accounts have been fully paid is C/O by the LESSEE , and the same
can never be use as rental as it is said to guarantee payments for unpaid water, electric and other utilities and
damages of the premises.
Any balance remaining on such deposit after deducting the value damages, if any, and shall be returned to
the LESSEE within THIRTY (30) days after termination of this Contract;
VI – PURPOSE AND USE OF LEASED PREMISES – The leased premises shall be exclusively used for
RESIDENTIAL only, and must observe silence and no illegal activities within the leased premises. Sub-leasing of the
same or any part thereof is strictly prohibited. The LESSEE shall keep and maintain cleanliness in the premises at all
times. No highly inflammable or combustible materials or chemical substance shall be kept therein. Rules and
regulations prescribed by proper authorities shall be observed and complied with.
VIII – INSPECTION OF THE PREMISES – The LESSOR or his authorized representatives shall have the
right to inspect the leased premises at any reasonable hour of the day or in extreme cases at night and with the
consent of the LESSEE.
IX – DEFAULT IN PAYMENT – The monthly rental shall be paid every first week of each month without
need of demand. Default thereon shall render the contract of lease terminable at the option of the LESSOR. Should
that be the case, the LESSEE shall vacate the leased premises peacefully and extra-judicially.
X - RETURN OF THE LEASED PREMISES – Should for any lawful and justifiable reason, as provided for
under existing law, the LESSOR may terminate the contract of lease prior to its agreed duration and the LESSEE
shall be given ample time to find a new place to move in.

Both known to me to be the same persons who executed the foregoing document consisting of two (2) pages
including the page on which the acknowledgment is written and they acknowledge to me that the same is their free
