RE: Breach of Contract of Lease for a 2,000 square meter parcel of land situated at #35 P.
Tuazon Ave, Brgy. San Kaunlaran, Quezon City, Metro Manila

Dear Good Property Corporation and Gladiator Realty Inc.,

I, Robert Y. Ang, am writing this demand letter as my FINAL NOTICE for your breach of our
Contract of Lease for a 2,000 square meter parcel of land situated at # 35 P. Tuazon Ave., Brgy.
San Kaunlaran, Quezon City, Metro Manila, by selling the property to Gladiator Realty Inc.,
without first offering the property to me, violating my rights of first refusal as lessee of said
property.

If there is no response to this demand letter by December 2, 2022, it shall be my right to pursue
all available legal remedies, including instituting a formal litigation and other legal proceedings
against you in accordance with Philippine Laws.

This Demand Letter serves as official notice to you and may be tendered in court as evidence of
your failure to cooperate. If legal action is to occur to solve this matter, it may involve having
you pay attorney’s fees.

We are hoping to achieve a mutually acceptable resolution outside of a publicly filed lawsuit.
