THIS AGREEMENT is made the day and year stated in Section 1 of the Schedule
hereto between the party whose name and description are stated in Section 2 of the
Schedule hereto (hereinafter called the “Landlord”) of the one part and the party whose Parties
name and description are stated in Section 3 of the Schedule hereto (hereinafter called
the “Tenant”) of the other part.

WHEREAS :-

1. The Landlord is the registered/beneficial proprietor of the property more Description

2. The Landlord is desirous of letting and the Tenant is desirous of taking the Said

NOW IT IS HEREBY AGREED AS FOLLOWS :-

1. Subject to the terms and conditions herein contained the Landlord hereby grants Agreement To Rent

and the Tenant hereby accepts a tenancy of the Said Premises for the term,
commencing from the date and terminating on the date stated in Section 5(a) (b) Term Of Tenancy
and (c) respectively of the Schedule hereto.

2. The monthly rental stipulated in Section 6 (a) of the Schedule hereto shall be due Monthly Rental

3. The Tenant shall upon execution of this Agreement and prior to the occupation of Rental Deposit

Schedule hereto (receipt whereof the Landlord hereby acknowledges) as security
for the due observance and performance by the Tenant of all his duties and
obligations hereunder and on its part to be performed and fulfilled. The said
deposits shall be maintained at this figure during the term of this tenancy and the
Tenant shall not be entitled to utilise the said deposit to off-set any rental due under
this agreement and the same shall be returned to the Tenant free of interest within
30 (Thirty) days upon expiry or sooner determination of the term hereby created
less any sums as may then be due to the Landlord for damage caused to the Said
Premises by the Tenant (damage due to normal wear and tear excepted).

4. The Tenant shall upon execution of this Agreement and prior to the occupation of
the Said Premises pay the Landlord the water and electricity deposits stipulated in Utility Deposit
Section 8 of the Schedule hereto (collectively as the Utility Deposits). The Tenant
shall not be entitled to utilise the said deposit to off-set any rental due under this
agreement and the same shall be refunded to the Tenant free of interest within 30
(Thirty) days upon expiry or sooner determination of the term hereby created less
such sum or sums as may then be due and outstanding. For the purposes of
determining the current deposits, it is hereby agreed that photocopy of the requisite
receipt notice or other written communication from the relevant Department shall
be conclusive.

5. THE TENANT HEREBY COVENANTS WITH THE LANDLORD as follows:- Tenant Covenants

in the name of the whole and thereupon this tenancy shall absolutely determine
but without prejudice to any right of action or remedy of the Landlord in respect of
any breach of the Tenant’s covenants herein contained.

7.2 In case the Said Premises or any part thereof shall at any time during the term Destruction or

7.3 In the event the Tenant shall be desirous of taking a tenancy of the Said Premises
for a further term, the Tenant shall give the Landlord two (2) months’ written notice Option to renew.

the Tenant a further term of tenancy as is specified in Section 10 of the Schedule

agreeable by the tenant then the tenancy terminates and there shall be no
continuation for the second tenancy year.

7.4 There shall be no termination of the tenancy whatsoever during the specified Termination
period as mentioned in Section 5 (a) of the Schedule by either party. In case clause

of breach due to whatever reason the rental deposit will be forfeited. Similarly, the
Landlord will compensate the Tenant an amount equivalent to the rental deposit if
he fails to let the premise to the tenant.

7.5 Any additional deposit required by Tenaga Nasional Berhad or the Syarikat Additional Deposit
paid by Tenant.

7.6 In the event the Landlord shall be desirous of selling the Said Premises prior to the Sales of Said
Premises subject to
expiration of the term hereby created, the Landlord hereby covenants, undertakes tenancy
and agrees that such sale shall be subject to this tenancy and shall procure the
Purchaser to continue with the terms and conditions of this Agreement in lieu of
the Landlord.

7.7 All costs and incidentals to the preparation and completion of this Agreement Cost of preparing

interruption in the letting of the Demised Premised occasioned by reason of
necessary repair or maintenance of any installation or apparatus or damage
thereto or destruction thereof by fire, water, Act of God or cause beyond the control To maintain

8.3 Words importing the singular number only shall include the plural and vice versa.

9. SPECIAL EXPRESS CONDITIONS Special Condition

It is hereby expressly agreed between the parties hereto that this Agreement shall
in addition to the terms and conditions hereunder be subject to the special express
conditions if any set out in the Second Schedule attached hereto and in the event
of any conflict, discrepancies or variance the special express conditions set out in
the said Third Schedule shall prevail.

10. SCHEDULES Schedules

The First and Second Schedules attached hereto are to be taken, used and
construed as an essential part of this Agreement.

THE SECOND SCHEDULE

SPECIAL EXPRESS CONDITION(S)

1. The Tenant agrees that the Tenant shall not bring any others to occupy in the said Demised
Premises. Failing which, the Landlord may have the right to evict the Tenant anytime with written
notice and the rental deposit shall be forfeited.

2. The Tenant(s) shall not arouse or involved in any quarrel or fighting in the Said Premises
or in the common area of any part in the condominium. Failing which, the Landlord or the
management authority have the right to stop the quarrel or fighting and shall lodge a police report
if necessarily. Owner(s) has all the right to evict the tenant which convicted with offence/culpability.

3. The Tenant agrees that the Landlord shall engage himself or his duly authorised
representatives upon at all reasonable times with prior notice to enter upon and examine the
condition of the Said Premises to check on the cleanliness of the common area (living hall, balcony,
toilet, kitchen & yard) if the said Demised Premises are not well kept. Failing which, the Landlord
may engage the Landlord’s cleaners to clean up the said Premises with the costs and expenses to
be borne by the Tenant(s).

4. The Tenant agrees that the Landlord shall engage his duly authorised representatives upon
at all reasonable times with prior notice to enter upon and shall engage the qualified air-conditioner
technician to regularly service the air-conditioner unit(s) attached to the Demised Premises. The
first regular service shall be conducted not more than six (6) months from the Commencement Date
of the Tenancy and the subsequent regular service shall be at the interval of six (6) months from
the previous regular service. The service for the 12th-month where all costs and expenses to be
borne by the Tenant and shall deductible from the rental deposit.

5. The Tenant agrees that not to smoke and consume any alcoholic drinks in the said
Demised Premises. Failing which, the Landlord may evict the tenant upon necessarily request from
the other occupant(s) and shall engage the Landlord’s technician to remove the smoking smell with
the costs and expenses to be borne by the Tenant.

6. The Tenant shall obey, follow and comply all the rule(s) & regulation(s) accordingly to the
Demised Premises set by the management. Failing which, the Tenant may charge or summoned
by the management where it is to be borne by the Tenant at all cost.

7. All tenants agree to not use or borrow other housemates’ personal items without the
approval of the housemate who owns the property. Any exceptions to this rule will be clearly stated
and agreed upon, and the housemate who owns the property retains the right to change his/her
mind about sharing his/her property. Any personal property that is borrowed will be used
respectfully and returned in the same condition. If any damage is done to a housemate’s personal
property, the housemates responsible for causing the damage will compensate the housemate who
owns the personal property for his/her loss.

8. Housemates will be responsible for their own personal room cleaning and laundry

Each housemate agrees to share the responsibilities of cleaning and maintaining the residence,
which include cleaning, dusting, vacuuming, emptying trash, mopping/sweeping floors and other
duties through a joint effort with responsibilities rotating by week to area stipulated herein.

Housemate will also be responsible for their own cooking and food, unless otherwise agreed upon.
All housemates shall pay for items for the residences, each paying a fair and equal portion.
Food may not be borrowed without the purchaser’s approval. Each housemate will have separate
storage space for his/her groceries. Housemates may choose to share in meal preparation and
clean up. Each housemate will clean up the kitchen after his/her use.

9. The Tenant must not bring any pets into the house.

10. The Tenant must not do anything that is nuisance to another neighbour.

11. Penalty will be imposed by Management office for loss of Proximity access card and
charges escalate from RM100 each from 1st lost onwards.

12. The Tenant who lose their keys will be penalized RM 10 for replacement of the keys.

13. The Tenant to switch off the air-con, light and other electrical appliances when not in use.

14. The Tenant to keep the Grill Door & Front Door locked at all times.

15. The Tenant never flush anything down the toilet except for toilet paper.

16. The Tenant agrees to pay and share equally all the utility charges such as electricity and
water.

17. Air-Conditioning usage in the rooms where sub-meter was installed. Tenant responsible to
take photo recording on end of each month and send to owner for billing purpose.

18. Some Common Facilities of Condominium at 6th Floor area meant for Booking, this include
Barbeque Pavilion, Function Hall, AV Room and Private Lounge. Tenant require to book through
management office directly and is solely responsible for its fee’s charges and deposit payment to
the Management office.

19. All Tenants to apply JAGAAPP 2.0 for reaching help through web application for
convenience seek for guard help, visitor registration, notices alert, book services and etc.

20. Landlord will cover any defect within 30 days after tenant first move in. Thereafter, for any
minor maintenance work due to normal wear and tear (e.g. changing burnt light bulb etc.) that are
less than RM100 for each occurrence shall be handled and borne by Tenant.

Move Out Acknowledgement Information
Move Out Notice: Tenants need to notify TWO months in advanced.
Suite/Unit Inspection: Your Owner / Owner representative(s) will schedule an inspection of
your Unit(s) approximately 7-10 working days prior to your move-out date or on the move out
date.

Keys: Please return unit access card, room keys to the Owner / Owner representative(s)

Terms & Conditions


1. Clean your bedroom and make sure that your entire item is with you.

2. Move all items out of your room/unit, leaving only (and all of) the furniture and items
that we provided.

3. Deposit refundable will be refunded to the said tenant within 30 working days (Public
holidays and weekends excluded) prior to the return of keys and inspection conducted by the
management.
4. The Owner reserves the rights to withheld/void the refundable deposit if found out
that there are furniture and equipment damages in the premises caused by the said tenant.

Premise Condition:
The Tenant undertakes to clean and wash the Premises on vacating the demised premises.
The Tenant shall not leave behind any furniture or article useable or unuseable belonging to
the Tenant. The Landlord reserves the right to remove any furniture or article or useable or
unuseable belonging to the Tenant on the following day of the last day of the tenancy and
charge the Tenant accordingly for the removal
Charges: The following is a list of the most common charges that are taken from the security
deposit of our tenants after they move out. Our hope is to return the maximum amount to you.
