Rental agreement

This rental agreement entered into at Chennai on 30st Nov 2022 between Mrs. K. Aparna W/o.
Kailasam Hariharasubramanian aged about 45 years Residing at AF1, Hansa, Lakshmipuram,
Chennai-45 herein-after called the LESSOR wherever the context so permits means and include
his heirs, executors, administrators, legal representatives and assign of the ONE PART.
AND
Sibin Kumar S/o Sadhu,, aged about 28 years having DL number TN-4020130002086 having
permanent address at 3/18A, Gvondasamy Nagar, Mettupalayam,Coimbatore-641301 working in
a private company Infotel at Perungudi Chennai with mobile number 8148083031 and native
residential address at No.5, Sri Nivas 5th street, Cooperative Colony, Mettupalayam, Coimbatore
641301 with email id sibinssk@gmail.com going to reside at Door no:10/678A,Second Floor,
Sai Apartment, Plot no.74, VGP babu nagar 2nd street, Medavakkam, Chennai -119 herein-after
called the LESSEE which terms shall wherever the context so permits means and include their
heirs, executors, administrators, legal representatives and assign of the OTHER PART.
WHEREAS the above mentioned LESSOR represented to the LESSEE herein that she is the
absolute/authorized represented owner of the premises at Door no:10/678A,Second floor, Sai
Apartment, Plot no.74, VGP babu nagar 2nd street, Medavakkam, Chennai -119 WHEREAS the
LESSEE has approached the LESSOR to let out the Ground floor portion of the property for the
Residential purpose and the LESSOR agreed to let the same to the LESSEE. AND WHEREAS
both the LESSOR and LESSEE desire that the terms and conditions of this lease shall be reduced
into writing as follows.

NOW THIS RENTAL AGREEMENT WITNESSETH AS FOLLOWS:

1. That in pursuance of the aforesaid agreement and in the consideration of the rental payable by
the LESSEE to the LESSOR herein and the mutual covenants hereinafter contained the LESSOR
demised unto the LESSEE the schedule mentioned property to hold the same unto the LESSEE
for a period of Eleven months commencing from 01/12/2022, for a monthly rental and amenities
of Rs.8800 (Rupees Eight Thousand Rupees only) per month. The lease can be further renewed
at the option of both LESSOR and LESSEE, for such periods, for which the terms and conditions
shall be mutually agreed by the parties. .If the lease is not renewed then it is the fault of the
LESSEE and the LESSEE has to vacate immediately. The maintenance and water charges
amount are separate other than the rent amount. The maintenance amount of Rs.200 per month to
be paid other than the rental amount.

2. The LESSEE has paid a sum of Rs.30000/-(Rupees Thirty Thousand rupees only) as advance
towards rent and amenities under this agreement. The receipt whereof the LESSOR hereby
acknowledges and the same shall be returned at the time of termination of lease without any
interest, after deducting any arrears towards Water charges, Maintenance Charges, Electricity
consumption charges, other charges mentioned below and any damages to the schedule
mentioned property or the amenities provided thereon and it will be decided by the LESSOR at
the time of vacating the premises.

3. The LESSE shall pay the monthly rent on or before 5 of every succeeding English calendar

month. The LESSEE covenant to pay electricity consumption charges to Electricity Board as per
the Unit consumed in card/Bill directly & the Monthly Maintenance charges. The LESSE can
pay the maintenance charges and water charges apart from the rent directly to the Maintenance
person of that apartment association and produce the receipts based on the direction from the
LESSOR. This should be handed over to the owner monthly and also at the time of vacating this
apartment. Or else this maintenance amount needs to be given to the Lessor with rent on monthly
basis.

4. The LESSEE covenant to deliver vacant procession of the schedule mentioned property to the
LESSOR at the time of termination of the lease without any damage. This rental is for the
LESSEE to use the premises only for the purpose of “RESIDENTIAL”. The LESSEE shall not
use the same for any commercial purpose and any illegal, immoral, objectionable or dangerous
purpose which may violate the law.

5. The LESSEE shall allow the LESSOR or his authorized agents or representatives to enter in to
the schedule mentioned property at all reasonable times to inspect the condition thereof by giving
advance notice. The jurisdiction for any legal is the place of the apartment or the LESSORS
address as per this agreement as it is signed and agreed on LESSORS premises.

6. The LESSEE shall make interior decorations at their cost including any minor repairs with the
covenant of the LESSOR in writing. The LESSEE undertakes to handover the schedule
mentioned property in good condition. The LESSEE undertakes that the Cupboards, Lofts,
Modular kitchen, Electrical and Plumbing items are in good use and if there is any damage/loss it
will be borne by the LESSEE.

7. The LESSEE undertakes not to assigns the lease or sublet the leased premises or any portion
of the premises to any other parties. The LESSEE undertakes not to share the leased premises to
any other parties.

8. In case of any default in payment of rent by the LESSEE consecutively for Two months, the
LESSOR has every right to evict the LESSEE. The lease shall be renewed for a further period of
Eleven months at an enhancement of the rent by 5 to 10% over the prevailing rent for each
renewal. Rent increase will be Rs.500 after eleven months as mutually agreed by both parties.

9. Without prejudice to any of the clauses mentioned above either THE LESSOR OR
LESSEE may terminate this lease by giving Two months’ notice in writing on either side.

10. Advance will not be deducted in any rent and only it will be paid after vacating the house
only. Adjustment in advance will not be possible. Painting is newly done and verified by the
tenant. Paint cost is RS.4000 and cleaning cost is Rs.1000 and bathroom cleaning cost is
Rs.600 to 700 and done only by Urban Clap company. These charges will be deducted at the
time of vacating the premises from the advance amount. As LESSEE requested the toilet shower
and tube is replaced with new one and the charge is Rs.500 which will be deducted from the
advance since it is new and asked for replacement by the LESSEE.

11. LESSEE undertakes to register the agreement and bear the cost once the government insists
for registration at the request of owner.

12 The LESSEE undertakes in case of any dispute he/she has to report to the owner and
according to the direction of the owner he/she is bound to react for the association. And he/she
should not join the association directly without any written permission of the LESSOR. Any
dispute the final discretion and decision by the owner only.

13. All that piece and portion measuring approximately 540 square feet at Door no:10/678A,
Second Floor, Sai Apartment, Plot no.74, VGP Babu nagar 2nd street, Medavakkam, Chennai -
119, including Calling bell. The following are acknowledged by LESSEE provided by LESSOR
in the flat. Tube light in bed room/Hall and kitchen Total-3. Fans in each room 1 and in Hall 2.
Total fans are 2. Wooden Cupboards in bed room is provided with wooden and another two
Wooden cupboard in Kitchen. Kitchen loft and Bedroom loft are covered with wooden
cupboards. 1 LED Bulb is provided in working condition other than the tube lights. Modular
kitchen with 3 trays is provided and LESSEE agrees to take care carefully without any damage.
Two tiles are in damaged status in kitchen which LESSOR has accepted. Other than this all the
things/items are checked by the LESSEE and in working/good condition.

14. The LESSOR or his/he representatives can do changes in water connection/Electricity


connection without any notice to the LESSEE. In case of noncompliance to rental payment those
services will be disconnected immediately without any notice to the LESSEE and no need to
inform or to get concurrence from anybody.

15. All the items are good in working condition without any defect and everything
electrical/plumbing is checked before taking possession. Painting neatly done and everything
cleaned including bathrooms neatly. Through Urban company professional cleaning services.

16. The Lessee verified for all the above in good working condition and received the 1 main door
keys after the house is neatly cleaned. The house needs to be handed over in the same
acceptance method. If it is not up to the mark some amount extra will be deducted at the time of
vacating other than any other damages/balances//maintenance charges/Electricity
charges/painting charges for other walls which can be deducted from the advance.

In WITNESS whereof the above-mentioned LESSOR and LESSEE above named have set their
hands and signed this RENTAL AGREEMENT on the day, month and year first above
mentioned in the presence of
