average height of the highest roof surface.

STORY HEIGHT The vertical distance from the top of one finished floor
to the top of the next successive finished floor. On the
top floor this includes the volume of the upper floor,
but not projections above the roof.

GRADE PLANE On sloping sites, this is based on the lowest points


within the area between the building and the lot line,
or between the building and 6' from the building.
(Whichever is smaller)
