TECHNICAL ASPECTS

The proposed project discusses about the operation of activities in building the three-storey residential
apartment with roof deck wherein the constructing site will be operated at Brgy. Odiong , Roxas,
Oriental Mindoro, Philippines. The preferred place is worthy to spend with in favor to the necessity of
some residents and its residential business purposes.

The proponents plan to make wide-ranging building with15 units that will approximately totalled of
1500 square meters. The space of each unit is provided according to the number of client that will
occupy the area, considering the size of the toilet, kitchen and as well as the bedrooms. It has also a
reserved proportions for the proper accommodations such as accepting customers and other related
services.

The preferred project is composed of rigid constructing materials such as concrete walls, concrete slabs.
The machineries and equipment in constructing the building is well complete as well as the detailed
operation from layout, size to materials specifications. These components is highly designated from
suppliers who offer good and high value equipment and will make up the need capacities. Also a
consideration of hiring skilled person that is expert in a particular field including infrastructure
development, installation, operation and maintaining what has been proposed.

FINANCIAL ASPECTS

This aspects is an analysis to make your business ideas feasible and possible considering the financial
expenses that will affect the investors thinking about average returns on high risks investments. The
possibility of having low costs yet high valued apartment can get the attention of some interested
investors.

The proposed building can surely meet the expectations of clients but establishing it according to the
planned ideas can demand capital to make it attainable . So for the operations the proponents including
the involved persons for capitalization should impart enough capital for them to purchase significant
materials such as land, machineries and equipment as well as payment for the laborers. Taking risk like
making loans in case of deficient in fund just to make the proposed building in reality is one of the
anticipated event ones proponents may encounter.

The estimated amount the proponent need to spend is about to 15,724,000 including the materials
needed, salaries for labourers and professional fees.
MANAGEMENT ASPECTS

In every building process and locations, there should be a governing body that ensure the continuation
and conventional operations. The actions of dealing and controlling on-site performances should be
monitored by the construction management. Therefore, they will be allocating budgets, arranging
length of time and securing safety on the site. Through the construction managers, conveyance to all the
people involve comprising the contractor, architects, clients, suppliers and most especially with the
construction workers will be possible. The accomplishment of the project may be hundred percent
guaranteed, in consideration with the safety, regularity, and right on the allocated fund without
compromising the client’s stipulations.

At the same time, construction managers play vital roles on the building sites. Moreover, it may vary
depending on the project and company, but here are their common duties:

Managing Costs: They are responsible for planning and controlling expenditures, making effective
budgeting plan for accomplishing the project.

Quality assurance: They ensure that the project is completed by the contractor and subcontractor based
on the standards, and tending with the codes and proper procedures.

Contract oversight: They are also in charge for monitoring and assessing if the specifications on the
contract of everyone involved are being fulfilled and their satisfaction have been achieved.

Safety management: As professionals, it is essential to think the safety of every employee on the
construction sites. They shall make sure that everyone is complying with the guidelines and regulations
to mitigate risks and reducing dangers such as accidents.

Communication: As construction managers that are upfront and will be the people who will take the
lead on every decisions and circumstances, they will definitely be the primary contact. They will be in
charge on information dissemination and they shall ensure that the expectations and changes will be
communicated for everyone involved to avoid confusion and miscommunication.

Permitting and paperwork: As governing body, construction management shall comply with the federal,
state and local regulations; the reason why it is necessary to acquire permits and paperwork. This will
ensure conformity and will serve as approval that the project is compliant to all the requirements to
operate and continue.
