INTRODUCTION

• Construction activity contributes to the economic development of the country,


and increases with the increase in per capita income.
• It is an employment spinner, and accelerates the economic growth of a
nation.
• It is also an activity that uses lot of natural resources that are scarce.
• In India, construction industry is a major economic activity and contribute
annually to about 10% to Gross National Product (GNP).

NEED FOR CONSTRUCTION MANAGEMENT

Construction management is about managing money, manpower,


machinery and materials to meet the development goals in a fixed amount
of time.

CONSTRUCTION PROJECT MANAGER

• Goal is to manage the project so that it finishes on schedule, and within


budget, while still meeting building codes, plans and specifications.
• Skills needed :
• Human skills, Conceptual skills, Technical skills, Common sense,
Adaptability, Inventiveness, Prudent risk taker, Fairness, Commitment,
Communication skill, Leadership skill, Information processing skill
• Construction project manager is the link between the various stakeholders of
a construction project - Architect, client (owner), constructor, engineer,
subcontractor, supplier, lawyer, insurer, etc.

• Should be aware of the resources - Material, manpower, machinery and


power, funds, space.

• Completing work within estimated time and budget


• Providing safe and satisfactory working conditions for all personnel and
workers
• Taking sound decisions at the lowest practical management level through
delegation of authority
• Motivating people to give the best of their capacities
• Creating an organization that works as a team

• Evolving a reputation for high quality workmanship

FUNCTIONS OF CONSTRUCTION MANAGEMENT

• Planning and scheduling - planning involves formulation of a number of


alternative realistic work plans for achieving specified objectives and finally
selecting a plan which is best suited from the stand point of available
constraints imposed upon the project. Scheduling is fitting the final work plan
to a time scale.
• Organizing - concerned with the division of the total construction work into
manageable departments/sections and systematically arranging various
operations by delegating specific tasks to individuals

• Staffing – the provision of people to fill the positions so created


• Directing – concerned with training the sub-ordinates to carry out assigned
tasks, supervising their work and guiding their efforts.

FUNCTIONS OF CONSTRUCTION MANAGEMENT

• Controlling – involves a constant review of the work plan to check on actual


achievements and to discover and rectify deviations through appropriate
corrective measures. Essential steps in management control are
• Measurement of actual performance in terms of progress, quality and cost
incurred
• Comparison of actual and planned performance
• Analysis of short fall in performance when it occurs, and identification and
implementation of suitable medical measures

• Co-ordinating – to bring together and coordinate the work of various


departments and sections
