ONLINE KHATA TRANSFER PROCESS

Dear Customer
We have put together a step by step manual to help you upload your documents to
commence the Khata Transfer process
This will help you transfer the ownership of your unit in your Name/s
Please note: This process can only be initiated after you complete the registration of your
property
Step 1 – Login to the Customer Portal

Step 2 – Click on Services in the Customer Portal


Step 3 – Click on Online Khata Transfer

Step 4 – Khata Documents Upload Tool

Step 5 – Mandatory Fields that need to be filled out


1. Stamp Duty of Sale Deed – this is the amount that you have paid at the time of
registration of your unit at the sub registrar office to register the property in your
name. Refer Sale Deed under - "Department of Stamps and Registration" to know
your Stamp Duty paid
2. Franking Charges Paid – this is the amount you have paid to frank your agreement to
sell at the time agreement signing ( Note : if this amount is not captured in your
registered sale deed it cannot be taken into consideration and in that case you need
to leave this field empty)
3. Notes – please put in your notes/reference here which can be viewed by the Khata
Processing team if required

Franking Charges in Registered Sale Deed (for display purpose only)
If client has availed Stamp Duty Benefit (Franking Charges):
Refer to Page 8 (may vary) as showed in below specimen
Only if this is captured in the registered sales deed you need to enter the value if not please
leave this field blank

Step 6 – Mandatory Documents to be uploaded


Without these documents the Khata Transfer process cannot be initiated
1. Owner/s AADHAR Card/s – please upload the main applicant and co-applicant
AADHAR card scan copies in this field. Please ensure the AADHAR card linked Mobile
number is provided in the Khata Transfer form

2. Encumbrance Certificate (EC) – please upload the latest EC scan copy for your UNIT.
This can be applied online by the customer https://kaverionline.karnataka.gov.in/ or
at any sub registrar office in person

3. Property Tax Receipt – Latest tax paid receipt scan copy for your UNIT (for the year
2023-24). This can be paid and downloaded online

4. Khata Transfer Form - please download this from documents section of the
customer portal and fill it out and upload a scan copy

5. Additional Documents – Certain projects may require few extra documents to


process the file. In such cases our team will reply to your ticket and provide the list
of additional documents to be provided E.g. (Passport Photo of owner/s,
Unit/Apartment Door photo etc.)

Important Note:
➢ EC needs to be valid for 1 year prior to your Khata application
➢ All Documents should be in PDF Format
➢ Each file size shouldn’t exceed more than 2 MB
➢ Kindly name the documents accordingly
➢ Mobile Number should be Linked to AADHAR card

Step 7 – Document Verification


Our team will verify all the documents submitted by the customer, if any further
documentation or clarification is required the team member will reach out to you for
clarification or to provide the necessary documentation

Step 8 – Payment Link


A payment request/link will be generated to your email ID to make the payment towards
your Khata Transfer Fee
This link will be generated to the registered email ID of the main applicant and valid for 7
days so please ensure the payment is made promptly

Step 9 – Payment Verification & Submission


Once payment has been received your documents will be uploaded to the BBMP portal for
processing of Khata transfer in the designated Customer Name
This process is linked to the mobile number attached to the Applicant/s AADHAR
Our Liaison Team colleague will reach out to you to verify the OTP sent from the
Government Portal to login in your file in the BBMP system
Request you to please provide the OTP and ensure your contact details are up to date in
our system to avoid any delays if we are unable to reach you

Step 10 – Completion
Please allow 90 days after the documents are uploaded to the Government portal for our
team to complete the process on your behalf
On receipt of Khata Certificate, Khata Extract, Uttara Pathra & Receipt of Khata Fee paid
from BBMP / CMC, our team will communicate with you regarding collection of the above-
mentioned documents from our Head Office or PPMS office

(** This process is dependent on the BBMP / CMC and their services which could lead to delays, but
we will ensure to get this completed for you at the earliest)
