PART I : GENERAL
A. GENERAL REQUIREMENTS
Work of this section as shown or specified shall be in accordance with requirements of the whole set of contract
documents.
B. SCOPE OF WORKS
The work in this section includes but shall not necessarily be limited to the performing of all operation in connection with
the external painting and internal painting and decorating as shown on the drawings, the finishes schedule and specified
in detail instruction. Provide all labor, materials and equipment necessary to carry out all painting and decorating.
The intent of this section is that all surfaces of the buildings, other than those specifically excluded shall be finished with
an appropriate coating system, inclusive of all work and materials necessary to produce a satisfactory result, and no
variation will be made for alleged additional work or materials unless it can be shown that the necessary goes beyond
the intent of the specification.

D. RELATED WORK
Close coordination is required with other work including but not limited to the following: Structural Steelwork, Metalwork,
Metal doorframes, Carpentry, Joinery, Plastering and Ceilings.

F. QUALITY ASSURANCE
Ensure all applied painting has got quality assurance from the manufacturer’s agent, to avoid any mistake in painting
applications.
G. PRODUCT HANDLING
1. Delivery of materials to the job site in original, new, and unopened containers bearing the manufacturer’s name and
label, showing information regarding: Name or title of material, Manufacturer’s stock number, manufacturer’s name,
contents by volume, thinning instructions and application instructions.
2. Storage of material must be in proper storage to prevent damage to and deterioration of paint material.
3. Protection: Use all means necessary to protect the materials to this section before, during, and after installation and
to protect the work and material from all other trades.
4. Replacement: In the event of damage, immediately make all repairs and replacement necessary to the approval of
the architect and at no additional cost.
H. JOB CONDITIONS
Weather conditions: Do not apply paint in rain or when the relative humidity exceeds 85 %, or to damp or wet surfaces,
unless otherwise permitted by manufacturer’s printed instructions as approved by Architect.
I. EXTRA STOCK
1. Amount: Upon completion of the work of this section, deliver to the Owner an extra stock equaling 5 % of each
color, type and gloss of paint used on the work.
2. Packaging: Tightly seal each container and clearly label with the contents and location used.
PART II : PRODUCTS
A. PAINT MATERIALS
1. Accepted Products/ Manufacturers’: Design is based on use of paint products manufactured by ICI paint and
Propan Raya (especially for timber finishes). The materials of that manufacturer are named in the painting
schedule or equal approved by Architect.
2. Provide the best quality grade of the various types of coatings as regularly manufactured by paint materials
manufacturers approved by the architect. Materials not displaying the manufacturer’s identification as standard best
grade product will not acceptable.
3. Provide paint of durable and washable quality. Do not use paint materials that will not withstand normal washing as
required to remove pencil marks, ink, ordinary soil and similar material without showing discoloration, loss of gloss,
staining or other damage.
4. The Architect will select the color to be used in the various types of paint specified and will be the sole judge of
acceptability of the various glosses and textures obtained from the materials proposed to be used in the work.
5. Provide undercoat paint produce by the same manufacturer as the finish coat. Use only the thinners recommended
by the paint manufacture and use only the recommended limits. Insofar as practicable, use undercoat, finish coats
and thinner material as part of a unified system of paint finish.
6. Provide paint materials, which meet or exceed the standard listed for each application in the painting schedules in
part III this section.
7. Acceptable Products: refer to ICI paint products such Dulux for interior wall and gypsum ceiling paint and
Weathershield for bathroom and exterior paint. Refer to Propan Raya product such Lazur and Lazur DL 350 for
wood finishes.
1. General: for application of the approved paint, use only such equipment as is recommended for application of the
particular paint and as approved by the architect.
2. Compatibility: Prior to actual use of application equipment, use all means necessary to verify that the proposed
equipment is actually compatible with the material to be applied and that integrity of the finish will not be
jeopardized by used of the proposed application equipment.
C. OTHER MATERIALS
All other materials, not specifically described but required for a complete and proper installation of the work for this
section shall be new, first quality, of their respective kinds and as selected by the contractor subject to approval of the
architect.
A. SURFACES CONDITIONS
1. Inspection: Prior to installation of the work of paintwork, carefully inspect the installed work of all other trades and
verify that all such work is complete to the point where this installation may properly commence. Verify that painting
may be completed in strict accordance with the original design and with the approval of the architect.
2. Discrepancies: Do not proceed in areas of discrepancy until all such discrepancies have been fully resolved.
B. MATERIALS PREPARATION
1. General:
a. Mix and prepare painting materials in strict accordance with the manufacturer’s recommendation as approved
by the architect.
b. Store materials not in actual use in tightly covered containers.
c. Maintain containers used in storage, mixing, and application of paint in a clean condition, free from foreign
materials and residue.
2. Stirring: Stir all materials before application to produce a mixture of uniform density and as required during the
application of materials. Do not stir into the material any film, which may form on the surface. Remove the film and
if necessary. Strain the material before using.
C. SURFACE PREPARATION
The painting applicator shall ensure that all surfaces are in a fit and proper condition to receive the coatings specified.
Imperfections are to be made good prior to painting.
The painting applicator shall generally clean down, remove all foreign matter including grease, dust and dirt, fill cracks
and holes, fine sand and leave smooth. The whole surface must be thoroughly drybefore coating commences. If there
is mold or mosses on the surface treat it with an appropriate fungicide in accordance with manufacturer’s instruction.
D. APPLICATION
Apply products at the container consistency and do not thin or otherwise alter except in accordance with the
manufacturer’s instructions. Apply all insitu coats by brush except when the manufacturers recommend spraying or by
other method or where the Architect’s approval is otherwise obtained.
Apply all coats evenly to prevent air bubbles, runs, brush marks, sags, blotches and other defects and to ensure uniform
finish and color.
Do not apply any coat to a surface that has not been properly prepared as specified, or to a previous coat that is not
thoroughly dry and clean.
Allow for sending of previous coats as recommended by the manufacturer.
Before commencing application, ensure that there is satisfactory ventilation and that the atmosphere is dust free.
Unless stated otherwise in the manufacturer’s directions for the finishes specified, all surfaces shall be thoroughly dry
before painting.
Do not apply external coats in weather that is likely to have an adverse effect on the finish. Drying times between coats
shall be as recommended by the manufacturer of the paint or finish.
E. MAKING GOOD
Make good any defects including repainting of the whole plane or surface in which such defects appears.
Making good shall include cutting out, stopping, etc. as necessary and shall not be limited to patching of final coats.
Allow making good painting to work disturbed or damaged from subsequent stages of construction.
Allow for making good ceiling/wall junction paint finish, which may require rectification during the defect liability period.
F. ON COMPLETION
All work shall be uniformly finished as to paint build up, texture, degree and color. Work showing poor builds up, poor
coverage or unevenness of finish or color shall be recoated to finish or color satisfactory to the architect.
Work showing bad brushwork or unevenness of texture or other blemishes shall be cut back with wet and dry rubbing
paper in mineral turpentine, to a smooth surface and recoated again to the satisfaction of the architect.
On completion, all tins, debris and the like shall be removed from the site, paint spots removed, floors cleaned, glass
cleaned, windows to be eased, doors checked and all furniture replaced.
