Proposed Tourism Unit- Hotel


Due to the increasing demand of tourism activities, the promoter is planning to set
up an exclusive Tourism Unit - Hotel. The land of the Project is situated in the
prime location of Beawar, Ajmer. Sufficient parking spaces have also been
designated for this plot.

The project is aimed at the growing tourism industry by providing lodging


arrangements to tourists as well as towards promotion and awareness of local
culture of the Rajasthan among the tourists.

This proposed project will be setup by constructing at Khasra no. 2509/1539,


Village: Delwara, Tehsil: Beawar, Ajmer. The total estimated cost of this project is
Rs. 450.00 lakhs and it is expected that revenue will be Rs. 234.16 lakhs by the
third year. As part of the Project, it is proposed to develop 35 rooms, restaurant, bar,
and all activities as per Tourism Unit etc.

Vision
It is to promote tourism in the state of Rajasthan through collaborative approach
towards creating welcoming and comfortable accommodation facilities.
Mission
It is to maximize tourist footfall and to provide secure stay arrangements, to
generate employment, to increase economic value and to develop socioeconomics
of the tourism sector.
Objective
It is to provide hospitality at its best, leading to a special and soothing experience
to unwind while staying away from home, with fully equipped lodging for
travellers.

The credibility and reputation of Tourism India has to be voiced and established by
those who do business with it and have benefited from its wide global reach.

Market & Demand


The Indian tourism and hospitality industry has emerged as one of the key drivers
of growth among services sector in India. Tourism in India has significant potential
considering the rich cultural and heritage, variety in ecology and places of natural
beauty spread across the country. Besides emerging as a significant source of
revenue, both Hotel & Tourism have turned out to be a major industry in India.
One of the most profitable industries of India is the tourism and hospitality
industry. The sector contributes a noteworthy amount of foreign exchange to the
country’s economy. A key component of this industry are hotels which until
recently had been posting a robust growth. The Government of India, has set an
ambitious target to raise country‘s foreign exchange earnings. It is booming time
for India's Tourism and Hospitality sector. Driven by a surge in business traveller
arrivals and a soaring interest in India as a tourist destination.
The Government has also provided all round assistance to Tourism Units and
Hotels. This is because foreign tourist traffic to hotels has shown considerable
increase because they stand out as reflection of our culture.

Tourism Scenario and Hotel Supply


In the recent past, it has been asked several times about the actual supply of hotel
rooms in India. An increase in business sentiments, leading to higher business-
related travel or increase in foreign tourist arrivals causes occupancy in markets to
go up dramatically.
The tourism scenario in India is fast growing, generating job opportunities and
economic prosperity. Recognizing this potential and the role it can play in
furthering India’s socio-economic objectives, the travel and tourism sector has been
given a prime status by the Government of India.
With a view to give greater impetus to the development and promotion of tourism,
the Ministry of Tourism conceived the need for putting tourism in the Concurrent
List of the Constitution, rationalize taxes on hotels and tourist vehicles, and
improve coordination between the states and the center. The major tourist playing
state Rajasthan have however argued that such a move would reduce the autonomy
of the states. The major stumbling block for inbound tourist is the high-cost air
travel along with inadequate number of international flights to the country. This
scene has slightly been bettered, especially domestically with the arrival of more
private airlines and in the past years the air charges have been reduced by more
than half which has incidentally seen a heavy rush in air travel. The hotel tariff is
also comparatively very high with multiple layers of taxes.
The government has also launched scheme on capacity building for service
providers, especially in the unorganized sector providing basic framework for
countrywide training in human resources development in the industry.
While the major beneficiaries of tourism development are private players, the
government has a catalyst role, yet higher levels of participation by the private
sector are still lagging. India could play a major destination with the proper
utilization of this facility. The government should also consider preparing an
integrated plan for improving the connectivity and urban infrastructure in Buddhist
sites, which have potential to attract large international tourist traffic from East and
South-East Asia. Hotel Industry – "Good times ahead"

Rajasthan
Rajasthan, India’s desert state was once a collection of princely kingdoms where
feudal traditions still carry on amidst forts and palace hotels. Rajasthan with its rich
historical, cultural and environmental heritage, coupled with colourful fairs and
festivals and friendly people has become a favourite destination for tourists from
all over the world. Except for a sea-beach and snow-clad mountains, it offers
everything to tourists. Some of the tourism products of Rajasthan have become
internationally famous and popular among the tourists such as Palace-on-Wheels,
heritage hotels, camel safaris, Pushkar Fair, desert festivals, palace hotels and
wildlife sanctuaries/ national parks.

Tourism Scenario
The rate of growth of tourism in Rajasthan has been phenomenal in last few years.
Annual rate of growth for domestic tourists has been 7% and for international
tourist has been 5%. Rajasthan attracts about a third of the country's tourist
population but has only 3.5 percent of the country's hotel rooms.
Rajasthan has emerged, during the last decade, as one of the favourite tourist
destinations in India for both domestic and foreign tourists. The world famous
Ajmer has put Amer on the world tourism map. Recognizing the tourism potential
that Rajasthan has to offer to domestic and foreign tourists, the Government has
accorded Tourism a special status. Tourism was declared an industry in Rajasthan
in the year 1989.
Tourism industry in Rajasthan offers immense investment opportunities in the
sectors like accommodation, cuisine, transport, recreation, rope ways, heritage's
hotels, souvenir industry and adventure tourism like Horse, Camel and Jeep safaris
in desert; Tourism is poised to become A People's Industry in Rajasthan by 2010.
The state has a number of palaces and haveli's that can be converted into Heritage
hotels a comprehensive tourism policy to facilitate private sector participation in
the development of tourism infrastructure, is in place
Rajasthan has a tremendous potential in tourism. It would need to invest into the
appropriate infrastructure to meet the demand from tourists. Keeping this in view,
we have proposed to establish Tourism Unit – Hotel in Ajmer, Rajasthan.
Tourism Unit - Hotels in Rajasthan
The most crucial component for tourism is providing suitable accommodation for
various categories of tourists. Since the tourists are not a homogenous entity, and
are highly differentiated; accommodations ranging from budget and economy class
to 5 star and hotel have to be augmented. Rajasthan's tourism infrastructure is
commensurate with its size and position in India. The State accounts for about six
per cent of the total number of hotel rooms in the country. However, most of the
heritage hotels and rooms are located in Rajasthan. This reflects the State's rich
heritage.

Ajmer - A Tourist Hub


Ajmer is famous for its pilgrimage, architectural spot. We have Pushkar which
hosts Pushkar Camel Fair every year during November Month It is famous for
Pushkar Lake and the 14th century Brahma Temple at Pushkar, dedicated to
Brahmā, Ajmer Sharif Dargah, the shrine of Khwaja Muin-ud-din Chishti, remains
as the most famous tourist places to visit in Ajmer, the city is also significantly
known for the Jain religion and is home to an amazing golden Jain Temple. Ajmer
is also a well-known learning centre. This is an important historic spot in the city.
Famous for Rajasthani jewellery, fabric and shoes possess a timeless quality and
are surely a treasure-trove for the shoppers. This fascinating city with its romantic
charm takes you to an epoch of royalty and tradition.
Thar Desert, beckoning you to the wilderness of fascinating dunes, rocky terrain
and thorny vegetation.

More Hotel Accommodation


Jaipur, the land rich historical and socio-cultural heritage, is one of the most
favourite destinations of both the domestic tourists as well as the foreigners. The
State entertains approximately one third of the foreign tourists visiting India
annually. The demand for hotel rooms in Jaipur is expected to increase over the
next 10 years. The Department of Tourism, Art and Culture is laying stress on
private sector participation in a big way for providing support services to the
visitors.
Marketing & Selling
It is proposed to enter into multiple collaboration/franchise arrangements with
some international Hotel group of chain of renowned Hotel for marketing of its
Property by having arrangements with an established marketing agency in the field
of Hotel & Tourism, it shall be much easier to market the Hotel without any
difficulty.

Keeping in view the potential and existing infrastructure available to accommodate
the tourists, it is planned to target those tourists who wants to have unique
experience of the Ajmer of Rajasthan

Cost of Project & Means of Finance


The development cost of this Hotel Project will involve a capital investment of
approx. Rs. 500.00 lakhs for which the main sources of finance have been
identified as own capital, bank loans and other unsecured loans to fund the capital
investment of Rs. 500.00 lakhs. A detailed Cost of Project and Means of Finance
is shown in table as below: -

Interest for Construction Period


Interest has been calculated @ 8% p.a. for the amount of term loan availed from
the bank.

The proposed tourism Unit – Hotel is expected to generate Revenues from the

b. Food & Beverages income
c. Café/Bar
d. Other anticipated Incomes as they evolve with time such as from Health
facilities and other tourism activities.

tourism choices. Our project will focus on increasing need for accommodation,
pleasure and food at one place. Our goal is to establish a quality hotel to cater the
demand of tourism industry with all modern facilities.

Employment
Direct Employment will be available for approximate 40 Persons.
Infrastructure Facilities
Power and water requirement is estimated as 350 KW and 16,000 liters/day
respectively per day

Conclusion
The project as a whole describes the scope and viability of the tourism industry and
mainly of the financial and its market potential. The project is able to generate an
employment of 40 and above. It will cater the demand of tourists which provide
service and support to this industry.
