CONTRACT OF LEASE

KNOW ALL MEN BY THESE PRESENTS:

This Contract of Lease entered made and executed by and between:

KERT ALFRED AFDAL REYES, of legal age, Filipino, with postal address at #0905
Mc Arthur Hiway, Tabang, Bulacan and hereinafter referred to as the LESSOR;
-AND-

ANTHONY MARIEL SANTOS NAVARRO, of legal age, Filipino with postal address
at 113 Sto Rosario Lumbac Pulilan, Bulacan,and may hereinafter referred to as the
LESSEE;
-WITNESSETH-

WHEREAS, the LESSOR is the owner of a property located at # #0905 Mc Arthur


Hiway, Tabang, Bulacan and hereinafter referred to as the leased premises;

WHEREAS, the LESSEE desires to lease the aforementioned property and the
LESSOR is willing to lease the same unto LESSEEsubject to the terms and conditions
hereinafter specified;

NOW THEREFORE, for and in consideration of the foregoing and mutual covenants
herein contained, the LESSSOR has let and by these presents do hereby let and lease
unto the LESSEE the aforementioned premises under the following terms and condition to
wit:

1. The lease shall be for a term of one (1) year starting from June 1, 2021 up
to June 1, 2022, this contract is renewable upon mutual agreement of the parties;

2. The LESSEE shall give two (2) months deposit for the amount of SIXTEEN
THOUSAND PESOS ( P16,000.00), for the said land;

3. The LESSEE give the monthly rental every 1st of the month;

4. That any permanent equipment/renovation must be approved by the owner


and shall by the tenant;

5. That the LESSOR has no responsibility if have lost/missing or in case of theft


in the important things of the LESSEE;

6. The LESSEE is the one who will pay the BUSINESS LICENSE, MAYORS
PERMIT, VAT AND RENTAL PROPERTY TAX PAYMENT;

7. Unless this contract of lease is renewed by both parties, upon expiration of


this lease, the LESSEE shall quietly and peacefully vacate, yield up or surrender to the
LESSOR the LEASED PREMISES in good and habitable condition, subject to the ordinary
wear and tear use of the said premises;

8. Upon execution of this contract the LESSEE shall give the two (2) month
advance for the said property which shall answer for whatever damages and/or charges the
LESSEE would be liable to the LESSOR at the expiration and/or termination of the
contract; and that non-compliance thereof shall be sufficient to terminate this contract of
lease at the option of the LESSOR;

9. That if the LESSEE will vacate the said property with unfinished contract, the
one (1) deposit of the LESSEE will be forfeited;

10. Even prior to the expiration of the herein Contract of Lease, the LESSOR may
eject the LESSEE for any of the following cases;

a. Non payments upon one (1) months due date of the monthly rental
b. Violation of any of the conditions provided in this Contract of Lease;
c. When the LESSE devote the LEASED PREMISES to any use
or service not stipulated which causes the deterioration
thereof;
d. When the LESSEE sublease the premises or any portion
thereof without the consent of the LESSOR;

11. The LESSEE hereby agrees as follows:

a. To pay the rentals as aforesaid without necessity of express


demand therefore, at the residence of the LESSOR or the latter’s
authorized representatives;
b. To use the LEASED PREMISES and keep the same in good and
habitable condition, making the necessary repairs inside and
outside the units;
c. Not to make alterations and improvements on the property
without the written consent of the LESSOR;
d. To permit, with express consent of the LESSEE, the LESSOR or
their authorized representatives to enter and inspect/view the
premises at reasonable hours and in a convenient manner;
e. To be responsible for all the acts and omissions of the
LESSEE’S family, servants, and relatives and any persons
allowed access by the LESSEE to the property unless such
actions is not within the control of the LESSEE;
f. That the LESSEE agrees not to deposit within the leased
premises any inflammable or explosive materials, nor store or
install therein any apparatus, substances or poisonous gas or
substances or illegal drugs or their paraphernalia’s holding
himself liable in any event for the resulting damages there from.
The premises shall not be used for any form of illegal activities
only for the legitimate purpose it is intended.

12. That the LESSOR hereby warrants the peaceful possession and enjoyment of
the LEASED PREMISES by the LESSEE.

IN WITNESS WHEREOF, the parties hereunto signed their names and signature
