Unit internal Technical Specs

The Office space will be Core and Shell finishing. The internal space will not have any finishing
material “concrete slab for floor, and ceiling, brick work for
internal walls.
Façade made of Aluminium, and High‐performance Structural glazing. all internal finishings for
floor, walls, partitions, and false ceiling will be by the Client
in accordance with the specification and design guideline for the project.
Utilities
All spaces will be provided with required utilities systems “HVAC, Fresh Air, Electricity, Light
current, Firefighting and water supply “, inlet will be provided at the entrance of every space
through a smart metered connection. The Client shall perform the internal network by himself
according to the specification,
and design guideline for the project.
Common, and public
area
All the common areas in the building outside the unit will be fully finished, including corridors
and the entrance lobby of the building as per the followings: Engineered Stone for tiles for Floors
Engineered Stone cladding for walls in the main entrance lobby and elevator
facades, high‐quality paints for public corridors walls Ceilings are gypsum boards
with embedded lighting units and air conditioning outlets
