1.0 INTRODUCTION

1.1 Purpose

The purpose of the design concept report is to establish key design criteria, methods of
servicing, primary distribution routes and locate major items of the electrical and
mechanical systems. It forms the basis for development during the next stage of
schematic design and detail design. There are a number of areas where information will
be provided during the next stages.

1.2 Project Description

1.2.1 The proposed building consists of Ground Floor & Mezzanine Floor:

a Ground Floor - Area = 1100 Sq.m, Show room and Offices

b Mezzanine Floor - Area = 415 Sq.m

c Roof - Area will be used to locate AHUs and run ducts,

3.0 GENERAL REQUIREMENTS

3.1 Regulations and Standards

All work will be carried out in accordance with the requirements of the Local Authorities
and the standards and codes included hereinafter.

4.0 HEATING, VENTILATION AND AIR CONDITIONING SYSTEM

4.1 Design Parameters

Design, in general, will be based on ASHRAE recommendation in addition to the following


particular requirements:

4.1.1 Project location – Manama, Bahrain

The above limits may be exceeded in areas where space restrictions exist.

4.1.9 AHU / FCU coil face area : Air velocity not to exceed 2.5 m/s.

4.1.10 Pressure Philosophy

Fresh air requirement will be generally determined by the level of dirty extract to that same
zone, or to a value as required for the levels of occupancy in each zone.

Areas requiring no dirty extract will be pressurized by returning approximately 10% less air
than that supplied.

Areas requiring dirty extract will be maintained under negative pressure by extracting
volumes at 110% of the supply volume.

The building shall be kept under positive pressure to prevent hot or cold air infiltration.
Check the requirement for Air Curtain for the entrance.
4.2 System Description

4.2.1 The system is chilled water system, supplied by chillers which are existing on the roof
of the building of capacity 85 TR x 2numbers.

Existing Primary chilled water pumps – 3 numbers, variable speed, will be used to
supply the chilled water for the showroom. With variable speed drives will circulate
water through the chilled water network. The speed of the pumps being varied
depending upon the cooling load. If secondary chilled water pump set is required, it will
be advised according to hydraulic calculation. Chilled water pump set is located at roof
of this building

GROUND FLOOR:- Proposal-1

1. Show Room areas and Main entrance lobby shall be air conditioned by air
handling units located at roof

2. AHUs will be constant air flow, variable cooling. The cooling will be
regulated by 2-way modulating valve controlled by BMS

3. By assuming ground floor double height area and no ceiling, duct work can
be round type with insulation & proper paint according to ID. The air outlets
proposed as round diffusers

4. Filters:- Pre filter and bag filter will be installed at AHUs.

5. Ground floor offices area – Fan coil units supplied by chilled water are
preferred with individual control and electric heater

6. Chilled water will be tapped from existing chilled water network with volume
of required chilled water as per heat load calculation

7. Fresh air of not less than 20% of supply air or as per ASHREA
recommendation of OA Outside Air (OA)is higher will be provided. Fresh air

8. Extract system of toilets:- Exhaust ceiling diffusers, duct work without

9. By keeping the floor area 15% positive pressure, the remaining air will be
extracted by using exhaust fans, installed at roof or inline to the duct

10. Smoke Extract fans to be installed at roof or inline in duct, to be sized at 12


ACH and the fan shall be 300 degree C & 2 hours fire rated

MEZZANINE FLOOR

1. Under floor air distribution is proposed. AHUs located at roof will be fed to
the area. Supply air duct will be brought to under slab of mezzanine floor
through concealed shaft at proper location (to be coordinated with architect)
and run the duct at under slab of mezzanine floor. The branch ducts will be
raised to mezzanine floor at different locations. Supply air will be through
floor grilles. Type and model to be matched with architectural design

5.0 PLUMBING AND DRAINAGE SYSTEM

5.1 Plumbing System

5.1.1 System Design

The plumbing system will be designed in accordance with the recommendations of the
IPC code and Bahrain standard codes.

5.1.2 System Description

Domestic water for toilets will be supplied from existing taping point to feed the toilet
fixtures.

The existing water network to be confirmed for enough system pressure for around 2 bar
pressure at the outlets. If the pressure not adequate design the booster pump to
compensate.
Hot water to the toilets and other required area shall be provided through individual
electric water heaters installed within the ceiling void
Design of hot water re circulation system.
5.1.3 Metering

Availability of water meter to be confirmed at site.

5.2 Drainage System

5.2.1 System Design

This shall be a gravity drainage system designed in accordance with the


recommendations of IPC code and Bahrain standard codes.
Design the condensate drain system.
5.2.2 System Description

The system will be two pipe, soil and waste together with vent installation.

All internal waste, soil and vent pipes shall be connected to the existing drainage network
taping points.

6.0 FIRE PROTECTION SYSTEM

6.1 System Design

All systemsshall be designed in accordance with the requirements of the applicable NFPA-
13 and NFPA-14 standards and Local Civil Defense Authority.

The various systems recommended for this project are:

a Fire hose reels. what is the Head and Flow. Design the category of Stand Pipe.
Class 1/ Class 2/ Class 3
b Automatic sprinkler system.
Wet/ Dry provide the justification
c Wet riser with landing valves for use by the fire service personnel.

d Fire extinguishers.

6.2 System Description

Fire pipe for the show room area shall be tapped from existing taping point at site. The
system will be designed according to ordinary hazard classification.

Hydraulic calculation will be performed to confirm the available fire water flow and head
are adequate for the project

6.2.1 Fire Hose Reels

This system shall primarily be for use by the occupants and used as a first aid means of
fighting a fire whilst awaiting the arrival of the Local Fire Brigade.
Wet/Dry provide the justification
The fire hose reels shall be connected to the wet riser through pressure reducing valves (if
required) to maintain the system under pressure so as to automatically release a jet of
water when any hose is uncoiled. The outlet pressure of FHC shall be 4.5 bar

6.2.2 Automatic Sprinkler System

The complete project shall be provided with an automatic sprinkler installation. The
sprinkler system shall consist of a network of piping with water always maintained under
pressure by means of existing fire pump set. Fusible sprinkler heads shall be screwed
into the piping at intervals. Glass bulb with 1.conditioned area -68 deg c (Pendant)

In the event of a fire, the heat generated shall cause the fusible element in the adjacent
sprinkler head to disintegrate and thus allow water to be discharged onto the fire in the
form of a water spray.

At the same time as water is discharged onto the fire, water shall also be allowed to flow
to a water turbine which in turn shall operate an alarm gong thus giving an audible alarm
that the system has operated. The system shall also be interfaced with the fire alarm
is a pump? panel in order to actuate fire alarm system in a fire situation.

6.2.3 Wet Riser with Landing Valves

This system is provided solely for use by the fire service personnel and shall consist
basically of one pipe rising vertically up the building with hydrant valve outlets on both
floors and at roof level. An inlet (breeching piece) provided at ground level on an external

wall will allow the fire brigade to pump water into the riser from the nearest water source.
The system shall always be maintained under pressure by means of the dedicated fire
pump set.

6.2.4 Fire Extinguishers

Will be dry powder and/or carbon dioxide as required by NFPA.

All electrical and telephone rooms shall be provided with portable fire extinguishers.

DESIGN CONCEPT ON ELECTRICAL SERVICES
INTRODUCTION

PURPOSE

The purpose of the design concept report is to establish key design criteria, methods of
servicing, primary distribution routes and locate major items of the electrical systems. It
forms the basis for development during the next stage of detail design. There are a
number of areas where information will be provided during the detail design.

Project Description

The proposed building consists of ground floor and a mezzanine floor.

b Ground floor -Manager Rooms, reception, sales desk, customers


lounge, offices, coffee bar ,car display centers, wash
rooms and a proposed electrical room

c Mezzanine -Offices, accounts, staff lounge, board room lounge,


Service room, electrical room.

7. ELECTRICAL INSTALLATION

General

The electrical installation shall, in general, be designed to meet the requirements of:

a. Electricity and Water Authority (EWA).

b. The relevant British Standard.

c. IEE wiring regulations 17th edition.

d. The NFPA Standards.

8. Low Voltage System

Existing transformer at in the building will be used to feed all lighting, power and
mechanical loads.

An Electrical room shall be provided in the Ground floor of the building to keep the
Electrical panel boards. The low voltage installation will consist of a Sub Main LV Panel
and DBs located in Ground Floor Electrical room, MCC for AHUs and pumps.

Users voltage by the light and power circuits: 400 V three-phase, 230 V mono-phase

User frequency by the lighting and power circuits: 50 Hz

Sub Main Panel Boards

The sub main panel boards (MCCB boards) will be constructed to IEC - 439-1 form - 2,
and to a minimum protection of IP41. Short circuit rating will be 36 KA minimum. The
Sub main Panel Boards will be located in ground floor for better feeding arrangement
within a floor.

In general, sub main panel boards will be provided to feed final distribution boards /
equipment.

Final DB’s

The final DB‟s will be compliant with EWA requirements, and constructed to IEC - 439 and
minimum protection to IP41. Incomer to the final DB will be a MCCB and power circuits
will be fed by 10KA MCB for increased reliability.

Cables from sub main panel board to final DBs will be drawn through GI trunking or heavy
duty cable trays.

9.0 ELV SYSTEMS

The following ELV systems are proposed.

9.1 Fire alarm system Addressable system

The fire alarm system will provide the following basic functions:

g. Monitoring

Monitoring means to be on „Guard‟ for any indication, that people or property are
being threatened by smoke or fire. Also, the equipment and installation wiring is
supervised and will identify any condition that compromises protection.

h. Notification

Notification means to alert building occupants of the fire emergency and to direct the
security to the location of the smoke or fire.

i. Control

Control means to automatically actuate functions to make the building safer during a
fire. This includes providing logic to map alarm inputs to activate outputs for such
functions as smoke door release and fan and damper control for management of
smoke migration.

The fire alarm system will have the following features:

j. Provisions for auto dialer which may be in future connected to fire station.

k. Alarm verification, whereby confirmation of detector alarms is carried out.

l. The walktest feature which allows one person to perform easy and accurate system
testing.

m. Less expensive wiring methods.

n. Interfaces with HVAC equipment, Firefighting, lighting control, etc.

o. Flexibility to cost–effectively meet all demanding application needs. Powerful, low


energy microprocessors that maintain their programming in nonvolatile memory
and thus protects the application program during power outages.

p. Internal battery and charger options.

q. Battery supervision.

Voice Evacuation and Alarm System

A complete voice evacuation system will be provided for proper evacuation of the building
in case of a fire condition. Voice evacuation speakers will be provided in all public areas,
lift lobbies and corridors. Staircases will be provided with outlets at each level for plugging
in fire telephones.

9.2 Telephone / Data System

The purpose of the telecommunication system is to create a data network and telephone
within the building in order to equip each workstation to the Internet access and to the
telephone line outside and inside .

Within the complex will also be guarantee everywhere the wireless access to the
internet for all portable devices such as PCs, mobile phones and tablets

 The Main Distribution Frame (MDF) and a data centre will be installed in the main ELV
low current room, a low current room is proposed in the ground floor of the building.
 An IP-PABX will be installed and will allow connection among internal telephones for
the building

b. Data and telephone sockets will be distributed inside the showroom

The telephone system will be IP-Type.

The whole building will be equipped with a structured cabling infrastructure in category 6.
The architecture of the system will be at redundant star, with fiber optic backbones for
telephony and for data transmission.

RJ 45 Telephone / Data Socket

The Voice / Data outlets will be flush mounted type. These will be of the same make and
plate finish of the adjacent power socket outlet. Each voice / data outlet will be provided
with 4 pair cat 6, structured UTP cable.

9.3 CCTV

Following a sound design process enables organizations to make purchasing decisions


that result in the procurement and installation of a CCTV system that meets functional and
operational requirements. As CCTV is part of a multi-layered security approach, a system
design should begin with a comprehensive needs assessment to ensure security risks
and mitigation plans are identified. Clear requirements, a comprehensive site survey, and
proper equipment selection and installation must all be considered when designing a
CCTV system.

It consist of IP camera, NVR, Display monitors wherever required.

9.4 Access control – For Manager’s Room

The IP access control system, consists of a door reader, a controller, an electric lock, and
access control management software. A door access control system is used to prevent
unauthorized entry. Credentials, like a card or keyFOB, are used to identify the right
person who can enter the door. The access control system determines who can open a
