I, EMILIANO C. GARCIA, of legal age, Filipino citizen,

and a resident of Tetuan, Zamboanga City, Philippines,
hereby stands as the representative of ZINCAR P. DE LOS
SANTOS, of legal age, married, Filipino citizen, and a
resident of Zone 5, Brgy. San Joaquin Palo, Leyte,
Philippines, through a Special Power of Attorney with Doc.
No. 425; Page No. 86; Book No. 272; Series of 2022,
notarized by Atty Ray Z. Bongabong, hereinafter known as the
VENDOR, for and in consideration of the sum of FIVE HUNDRED
THOUSAND PESOS (Php 500, 000.00), to me in hand paid by and
receipt whereof is hereby acknowledged from, BERNIE TUBIG
RUBIO, of legal age, Filipino citizen, and a resident of
Gov. Ramos Ave., Zamboanga City, Philippines, herein called
the VENDEE, do hereby SELL, ASSIGN, TRANSFER, CEDE and
CONVEY absolutely and unconditionally, unto the said Vendee,
his heirs, assigns and successors-in-interest the vehicle

That the above-described vehicle was registered under

the MMPC AUTO FINANCIAL SERVICES, CORP. now known as JACCS
FINANCE PHILIPPINES CORPORATION (JFP) through an undertaking
executed by Mikihisa Takayama, Chairman and President of
MMPC. The said vehicle was then purchased by Sean Kirby Cua,
through a Deed of Sale with Doc. No. 435, Page No. 88, Book
No. IXXIV, Series of 2021.Right after, a Deed of Sale was
executed between Sean Kirby Cua and Zincar P. De Los Reyes,
bearing the Doc No. 324, 97, IXXV, Series of 2021.

That the VENDOR hereby warrants valid title to and

peaceful possession of the property herein sold and conveyed
and further declares that the same is free and clear of all
liens and encumbrances of any kind whatsoever.
