GIFT SETTLEMENT DEED

This Gift Settlement Deed is made and executed on this the ___ Day of
JULY 2017, at Hyderabad T.S. BY:-

MR. SYED RAHMATH, S/O. MR. SYED MAHBOOB, aged about 43 years,
Occupation: Business, R/o H.No.19-3-201/9/B/21, Acchi Reddy Nagar, N.S.

HEREINAFTER called the DONOR / SETTLOR which term shall mean and
include his legal heirs, representatives, administrators, executors, assigns, etc. of

called the SCHEDULED PROPERTY which is morefully described in the

schedule of property and delineated in red colour in the plan annexed.

AND WHEREAS, the Donee herein is the WIFE of the Donor herein and

the Donor has natural love and affection towards the Donee, as such the Donor

has gifted the Schedule Property i.e. HOUSE BEARING MUNICIPAL NO.

19-3-203/76/A/1/A, ADMEASURING 100.00 SQ YARDS OR. 83.61 SQ

MTS SITUATED AT: MADAN KHAN COLONY, JAHANUMA, HYDERABAD,

TELANGANA STATE., in favour of the Donee in presence of witnesses.

NOW THEREFORE THIS GIFT SETTLEMENT DEED WITNESSTH:

1. That the Donor has gifted the scheduled property to the Donee to have

and to hold the same as absolute owner forever without any hindrance.

2. That the Donor has delivered the possession of the scheduled property to

the Donee herein and the Donee has accepted the same by way of

delivery of possession.

3. That the Donee hereafter shall enjoy the scheduled property as absolute

owner without any hindrance and shall enjoy the same without any

interference of anybody whatsoever

4. That the Donor hereby declares that he has subsisting right, title, interest

to grant, gift and transfer the scheduled property in favour of the Donee

and none of his claimants or other children or legal heirs, shall have no

right, title, interest, claim, whatsoever in the scheduled property.

5. That the Donor has handed over all papers, receipts, etc; pertaining

to the schedule property to the Donee.

6. That the Donor hereby declares that the scheduled property is free from

all encumbrances, prior sales, gifts, mortgages, etc.

7. That the Donor hereby binds himself to be present at all times for the

purposes of mutation, change of name, etc; and the Donee shall have

right to get her name, entered, changed, mutated in the concerned office

records, and perfect his title over the scheduled property.

8. The land is not assigned land within the meaning of A.P. Assigned Lands

(Prohibition of Transfers) Act No.9 of 1977.

9. That the Donor values the scheduled property for the purpose of this Gift

as Rs. 6,38,000/- (Rupees Six Lakhs Thirty Eight Thousand Only) and

the stamp duty paid according to the market value.
