DEED OF SALE

KNOW ALL MEN BY THESE PRESENTS:

I, EVELYN L. SABO, Filipino, of legal age, married to Wilmer Sabo, and


with residence and post-office address at Iponan, Cagayan de Oro City,
Misamis Oriental, for and in consideration of the sum of THREE HUNDRED
THOUSAND PESOS (P 300,000.00), Philippine currency, to him in hand and
paid by EDGAR L. BACONGA, Filipino, of legal age, married to Milagros R.
Baconga with residence and post-office address at Zone 8, Bulua, Cagayan de
Oro City, DOES HEREBY SELL, TRANSFER, AND CONVEY unto the said
Edgar L. Baconga, his heirs and assigns, that certain parcel, together with all
the buildings and improvements thereon belonging to the vendor, situated in
Zone 8, Bulua, Cagayan de Oro City, and more particularly described as
follows, to wit:

“A parcel of land designated as lot 1205 covered by New Tax Declaration No.
21-011-00585 (Old
Tax Declaration No. 08174) bounded on the Northeast by lots 1210, 1208,
1207; Bounded on Southeast
by lot 1206, Bounded on the Southwest by Lots 1181 & 1182; Northwest by lot
1204.”
“A parcel of land designated as lot 1205 covered by New Tax Declaration No.
21-011-00585 (Old
Tax Declaration No. 08174) bounded on the Northeast by lots 1210, 1208,
1207; Bounded on Southeast
by lot 1206, Bounded on the Southwest by Lots 1181 & 1182; Northwest by lot
1204.”
“A parcel of land designated as lot 1205 covered by New Tax Declaration No.
21-011-00585 (Old
Tax Declaration No. 08174) bounded on the Northeast by lots 1210, 1208,
1207; Bounded on Southeast
by lot 1206, Bounded on the Southwest by Lots 1181 & 1182; Northwest by lot
1204.”
A parcel of unregistered land with improvements existing therein,
designated as portion lot no. 6055, CAD – 237, covered by Tax
Declaration No. 186009, situated at Zone 8, Bulua, Cagayan de Oro
City, containing an area of Two Hundred Square Meters (200 sqm)
more or less, with CSD-10-016113-D.

It is hereby declared that the boundaries of the foregoing land are visible
by means of monuments; that there is a permanent improvements existing;
that the land is assessed for the current year at Two Thousand Nine Hundred
Seventy Pesos (Php. 2,970.00) and has a market value of Seventy Four
Thousand Three Hundred Forty Pesos (Php. 74, 340.00) as per Tax Declaration
No. 186009, of the City Assessor of Cagayan de Oro.

The above-described parcel of land is free from liens and encumbrances


and is purely residential, non-tenanted and not subject of any land reform
project of the Government.

That the aforementioned parcel of land not having been registered under
Act No. 496 or under the Spanish Mortgage Law, the parties hereto have agreed
to register this instrument under the provisions of Sec. 194 of the Revised
Administrative Code, as amended by Act No. 3344.
