GENERAL SCOPE OF WORK DESCRIPTION: BIDS DUE: 05/16/17

The scope of work shall include the labor (whatever craft is required), supervision, materials,
construction power requirements, installation equipment, taxes, freight, insurance, consumables and incidentals
incurred, all in accordance with the S.C Swiderski drawings and specifications indicated on the listed S.C
Swiderski drawings (See Section 3.) The scope is to provide complete structural steel detailing, manufacturing
and installation of the structural steel systems and miscellaneous steel requirements at the Urban West North
facility only. This is to include concrete embedments and plates, masonry lintels and plates, elevator ship
ladders, roof access ladders car support beams, and all primary structural steel and miscellaneous steel required
for erection of the Urban west North Apartment Building Facility.

The subcontractor shall perform all the required supply only activities as listed: concrete embedments,
Anchors and Plates. Masonry Lintels, Plates, Elevation 100-0 mechanical grating / supports and Elevator support
beams.
The subcontractor shall perform all the required supply and install activities as listed: Structural steel
members and erection of per approved plans. Ladder installations, and steel roof decking installations.

All structural and miscellaneous steel is to be supplied per specifications and approved plans. This work scope is
intended to include all required structural and miscellaneous steel items to be supplied for a complete structural
/ miscellaneous steel installation.

The overall size of the Urban west North Apartment facility is 275’-0”l x 157’-0”w, and is shaped like an “L”. All
work is based on the scope of work, provided below and the documents referred to herein.

1.0 URBAN WEST NORTH FACILITY STRUCTURAL / MISC STEEL CONTRACTOR BID REQUIREMENTS:

 Separate the installation costs, installation equipment costs, and fabrication/materials costs.
 Detailing and plan production costs.
 Itemize all required fabricated materials.
 Bid all steel materials in the Urban West North Facility per approved plans and specifications.
 Please provide labor costs for a five day work week and a six day work week for installation costs.

 Reference the attached Subcontractor General Rules and Orientation document, for S.C Swiderski
subcontractors. Exhibit B.
 All subcontractors for S.C Swiderski must meet and/or exceed the Safety Policies.

1.1 Site Division of Responsibilities (DOR):

 Site construction office, office equipment, by SCS.


 Site Office Phone, Internet (ISP) by SCS.
 Site required Port-a-Johns by SCS. Minimum 1 per 20 employees.
 Site storage (weatherproof) by Subcontractors. IE: Lockable containers.
 Site required dumpsters & disposal arrangements by SCS.
 Site construction power by Subcontractors.
 Site storage /lay down yard by SCS Construction to avoid muddy conditions.
 Site access for semi-trailer material deliveries by SCS Construction.
 Site Permitting by SCS Construction.
 Site security (scoped work area only) by Subcontractor.

1.2 Building Structural Steel Requirements:

 All structural steel members are to be true and straight, manufactured too industry standards with
acceptable welding craftsmanship.
 All elevation surveying during steel erection installation by Contractors to indicated plan elevations.
 All miscellaneous steel and accessories installed and /or supplied as specified above to approved plan
locations and supplier specifications.
 All structural steel will be verified prior to installation of members.
 All scaffolding being utilize will be of an acceptable OSHA required quality. Well maintained and
inspected documentation for the utilized scaffold systems will be required and produced upon request
from the site superintendent.

2.0 DETAILED SCOPE OF WORK REQUIREMENTS:

2-A. General Scope of Work Requirements: Structural Steel (Design/Fab/Install)


 All required construction equipment, consumables, and fuels for the Urban West North facility structural
steel installations, per approved plan locations and elevations, with the required accessories, are by the
Steel Fabricator/ Installing Subcontractor.
 All required construction power and cranes by installing Subcontractor.
 All required part, assembly, and erection plans – part mark locations per fabricator. Submit for
approvals per DIV 01-30-00.
 All required installation crew labor, tools, consumables, scaffolding and safety equipment for execution
of the plan by Subcontractor.
 All required Foremen, with an adjustable crew size and man loading plan for a five day and/ or a six day
work week.

 Foreman and crew substitutions require approval from SC Swiderski prior to execution. Foreman and
crew are preferred to start and complete with minimal crew changes.

2-B.Supply / Erection of Column & Beams (Design/Fab/ Install): Erect all columns and beams per the
approved plans to the specified dimensional distances and elevations.

 Installation of all lower parking unit structural steel, lobby area structural steel and corner columns on
the Urban West North Apartment Facility.

2-C. Supply / Erection of Miscellaneous Steel (Design/Fab/Install): Supply and install all required ladders
(elevator pits and roof access), roof B-Decking and grating openings / supports per approved plans.

 Supply and install elevation 100-0 grating system at mechanical exhaust locations, per approved plans.

2-D. Supply Miscellaneous Steel (Design/Fab): Supply all required miscellaneous concrete, masonry,
precast steel accessories (IE Lintels/Plates/ Anchors) per approved plans.

4.0 SCHEDULE OF WORK:

The facility structural and miscellaneous steel is scheduled to start by/on Late Summer and be complete
by/on November 31st 2017. A detailed construction schedule will be reviewed via preconstruction meeting /
contract award meeting. Labor requirements and working hours may be adjusted to fit this timeline. All
overtime costs are not authorized unless absorbed in the contractors accepted bid. The contractor will be
permitted to work weekends, at straight time, to make up for lost time due to weather delays.

5.0 CHANGES TO THE SCOPE OF WORK:

All changes to the scope are to be documented (via proposal/estimate) and formally distributed to SC
Swiderski – Attn: Dave Gliniecki (dgliniecki@scswiderski.com). Lessee change requests and/or additional
contractor provided materials which were NOT included in the original quote, and are deemed acceptable will
constitute an appropriate change requests. These requests must be submitted to SC Swiderski via a signed
formal change order, proposal and/ or estimate, prior to proceeding with the work and/ or purchase of
materials to perform the change request. Payment will not be considered, if work is performed or materials
are purchased for a change request without appropriate change request approvals and signatures.

6.0 SITE VISIT:

By site examination, the contractor is to satisfy themselves as to the nature and location of the scoped work.
The conformation of the facility, the character and quality of materials to be encountered, the character of
the equipment and facilities needed preliminarily to and during the execution of the work. The general and
local conditions, and all other matters which can in any way affect the contracted work.

7.0 WORKING HOURS:

Normal working hours are (5) ten hour days (Monday through Friday) or as directed by the Project Manager
(Dave Gliniecki). Saturdays may be used for lost time due to weather days or for work and coordination around
conditions and/or other crafts, all at straight time rates. 12 hour days may be utilized to accelerate erection
time requirements as needed. Reference Section 1.0 Bid Requirement Section (bullet #5).

8.0 TECHNICAL QUESTIONS ONLY:

Any technical questions required can be obtained by either contacting Dave Gliniecki, at (715) 921-4733 or
E-mail dgliniecki@scswiderski.com, shall be made available to answer technical project questions/
assistance. Any information received which may affect and/or revise the original project requirements or
the project specifications shall be noted in a memo and made part of the contract via a formal change order
submitted to SC Swiderski, Dave Gliniecki (dgliniecki@scswiderski.com). See Item #4.0 above.

9.0 EXPEDITING AND INSPECTION:


SC Swiderski, LLC expediters and inspectors are entitled to ask for and receive any and all pertinent
information regarding the project. In addition, expediters and inspectors may have access to vendor’s shops
to witness progress and inspect materials to determine project status. When required, Subcontractors shall
supply to SC Swiderski, LLC a list of suppliers, vendors, and materials purchased (without prices) for expediting
and inspecting purposes.

10.0 CONFIDENTIAL INFORMATION:

All project drawings, specifications, and technical information provided shall be treated as confidential and
proprietary to SC Swiderski, LLC. Contractors shall not permit any such drawings, tracings, sketches,
specifications, or other system information to be shown or disclosed to anyone other than those who need
it in connection with this scope of work. If deemed necessary SC Swiderski, LLC withholds the right to
request/ require a non-disclosure agreement with any and all involved parties.

11.0 WEEKLY / DAILY PROGRESS REPORTS:


SC Swiderski requires a weekly progress update from the Erection Subcontractors, submitted in an SCS
approved, formatted document, issued to the Project Manager (Dave Gliniecki). A portion of this report
shall pertain to performance versus the SCS erection schedule. Installation/ erection slippage will require
an “action plan” from the erection subcontractor to “recover” the lost time in the schedule. This is seen as a
resource planning aid. A submitted daily report in an SCS approved format, for tracking daily erection
progress, utilized manpower, weather conditions, safety inspections, daily toolbox topics and STPs.
SCS Construction requires (1) site wide weekly meeting performed by the subcontractor CSM and Site Super,
addressing safety, project progress, and announcements (as applicable).

12.0 COMPLIENCE WITH AUTHORITIES HAVING JURISDICTION:

The contractor shall abide by, and is responsible too comply, with all owner, local, state, federal
codes and regulations for the above mentioned project, for the duration of the above mentioned
project.
