IRREVOCABLE SPECIAL POWER OF ATTORNEY

KNOWN ALL MEN BY THESE PRESENTS:

I, BIANCA MAY TOSCA MALLILLIN , Filipino, of legal age, and with residence and postal address at B5 L4 PH II MARCO POLO PLACE
TAGAPO CITY OF SANTA ROSA LAGUNA , do hereby NAME, CONSTITUTE and APPOINT JOEL ESTOY APURAN , likewise Filipino, of legal age,
with residence and postal address at B5 L4 PH II MARCO POLO PLACE TAGAPO CITY OF SANTA ROSA LAGUNA (whose signature appears below
and which signature I hereby attest to be true, genuine and authentic), to be my true and lawful Attorney-in-Fact, for me and in my name, place and
stead, authorized to do and perform, on my behalf and for my account, the following acts and deeds:

1. To apply for/negotiate/borrow/obtain loans and/or credit facilities, from time to time, from the BANK OF THE PHILIPPINE ISLANDS/BPI DIRECT
BANKO SAVINGS BANK, INC./BPI INTERNATIONAL FINANCE LTD./BPI CENTURY TOKYO LEASE & FINANCE CORPORATION/BPI CAPITAL
CORPORATION (each of the foregoing is hereinafter referred to as the “CREDITOR” or collectively, the “BPI Group of Companies”), under terms
and conditions acceptable to the CREDITOR and in such sum/s of money which the CREDITOR may approve provided the aggregate amount of
such borrowing(s), pursuant to this Special Power of Attorney, shall not at any time exceed the principal sum of PESOS : FIVE MILLION Pesos
Only (Php 5,000,000.00), Philippine Currency, whether in my name and for my sole account or with the said Attorney-in-Fact and/or any third party
as my co-borrower/s, which my Attorney-in-Fact shall, in his/her sole discretion, consider fit and proper, the exercise of which discretion is hereby
expressly authorized, confirmed and ratified;

2. To negotiate, enter into, sign, execute, receive and/or deliver to the CREDITOR, the loan application, letter/s advice, facility letter/s, promissory
note/s, bank guaranty and all such other documents or instruments evidencing my indebtedness for the monies so borrowed, or to be hereafter
borrowed with interest thereon and said Attorney-in-Fact is likewise irrevocably authorized and empowered to sign, execute and deliver, any
document required for any renewals, extensions, amendments, supplements, conversions, restructuring and/or modifications of the aforesaid loans
and/or credit facilities;

3. To constitute and deliver, as security/collateral for the repayment of aforesaid loans and/or credit facilities including any renewals, extensions,
amendments, supplements, conversions, restructuring and/or modifications thereto, as follows:

a) to constitute a first, preferred and continuing real estate mortgage in favor of the CREDITOR, its successors and assigns over any of my
real properties, together with all improvements thereon, whether currently registered in my name or to be registered in my name.
Without limiting the generality of the foregoing, to constitute a real estate mortgage over the real property together with all improvements
thereon, if any, located at:

Lot/Block/Unit No. : LOT 9A

Subdivision/Condominium Project : PAPAG COMPOUND TIONGCO SUBD

Address : TAGAPO CITY OF SANTA ROSA LAGUNA

currently covered by Transfer/ Condominium Certificate of Title (TCT/CCT) No. __________________________ of the Registry of
Deeds for ____________________ (“Property”).

b) to grant, assign, transfer, convey or deliver to the CREDITOR, its successors and assigns any of my deposits/placements/funds which
are maintained with the CREDITOR or with any member of the BPI Group of Companies as security for any note(s), credit/loan,
obligations or indebtedness of any third person, party or entity with said CREDITOR and pursuant thereto, to sign, execute and deliver
to said CREDITOR, any and all grants, transfers, documents or instruments that may be required or are necessary to implement the
authorities herein granted;

c) to constitute a first, preferred and continuing chattel mortgage in favor of the CREDITOR, its successors and assigns, on any of my
rights over personal properties, whether currently or will be registered in my name, including motor vehicle the acquisition of which, is or
will be financed through the loan or credit facilities extended by the CREDITOR.

d) to assign in favor of the CREDITOR, its successors and assigns any of my account receivables from any third party;

In connection with the above authorities, I hereby authorize my Attorney-in-Fact to sign, execute, and/or submit, all such other appropriate
security/collateral documents and/or credit agreements which are necessary or required for the purpose of giving effect to the authorities herein
granted including the power to constitute CREDITOR as my attorney-in-fact for the purpose of performing all acts necessary or incidental for the
enforcement of the security lien herein constituted in favor of said CREDITOR;

4. To authorize the debit of the loan amortization and any amounts that I may owe to the CREDITOR under the loans and/or credit facilities from any of
my accounts or my Attorney-in-Fact’s accounts with the CREDITOR or maintained with any member of the BPI Group of Companies, as my
Attorney-in-Fact may deem proper.

5. To instruct the CREDITOR to release the proceeds of the loan and/or credit facilities through any of the following modes: (a) credit/remit to any
deposit account UNDER my name singly or jointly with another, whether maintained in any banking institution in the Philippines or abroad; (b)
manager’s check made payable in my name; (c) manager’s check payable to or credit to the account of a third party such as the seller and/or
developer of the property acquired or such other party to whom the CREDITOR issued a Bank Guaranty pursuant to the terms and conditions of the
loan and/or credit facilities; (d) credit to the deposit account of my Attorney-in-Fact, whether under his/her name singly or jointly with others; or (e)
manager’s check made payable solely in the name of my Attorney-in-Fact;

6. In connection with the CREDITOR’s requirement for my enrollment in the Group Financial Security Plan (GFSP) or such other similar insurance
policy (the Mortgage Redemption Insurance or MRI), to submit application for enrollment in GFSP or other similar insurance policy with BPI AIA Life
Assurance Corporation or such other insurance companies accredited by the CREDITOR, and in this connection:

a) To accomplish and answer, on my behalf, all questions in the Small/Large Amount Questionnaire of BPI AIA Life Assurance
Corporation or such other equivalent document in other insurance companies, and such answer provided shall be binding to
me as if personally given by me;
b) To disclose BPI AIA Life Assurance Corporation or such other insurance companies all my personal/medical information and
documents, which may be in my attorney-in-fact’s possession or knowledge; and
c) To accomplish and sign, in my behalf, the Health Declaration Form and such other documents, as may be required by BPI
AIA Life Assurance Corporation or such other insurance companies, in relation to my GFSP enrollment or insurance
application.
d) If required, to determine, who between us, shall be insured for purposes of insurance coverage and such determination
provided shall be binding to me/us as if personally given by me/us.

e) To enter into compromise, arbitration, confession of judgment, any other form of dispute resolution with relevant parties and in
relation thereto, receive deeds, forms, instruments, notices, demands, summons, and such other documents, the receipt of
which shall bind me/us, and
f) To execute a waiver of my/our rights as if I/we myself/ourselves had done so.

In the event that my application for GFSP or any other insurance policy is denied, and/or I am unable to assign an existing insurance policy, my
Attorney-in-Fact is authorized to proceed with the processing of my application for loan and/or credit facilities with the CREDITOR and authorize the
release of the proceeds of my loan and/or credit facilities without an MRI/GFSP coverage. I hereby authorize my attorney-in-fact to sign any and all
documents which the CREDITOR may require in connection hereto.

7. Effective upon full settlement of the loans and/or credit facilities and all such other obligations which are likewise secured by the foregoing
assets/funds/deposits/chattels/real properties together with all improvements thereon, if any, with the CREDITOR, to receive, acknowledge and sign,
SINGLY receipts of documents, releases or other discharges, instruments, notices or correspondences relative to above-mentioned borrowing
transactions as my Attorney-in-Fact shall deem fit and proper and in connection therewith, to claim, pick-up and receive all loan/credit documents to
which the full loan settlement pertains including but not limited to the security documents, such as but not limited to, the Original Owner’s Duplicate
Copy of the aforesaid TCT/CCT and the corresponding Original Deed of Cancellation of Mortgage, release of chattel mortgage/assignments and all
such other security arrangements and/or original documents of ownership delivered by my Attorney-in-Fact pursuant to and by virtue of this
Irrevocable Special Power of Attorney (collectively, the “Security Documents”), it being agreed that, unless otherwise authorized in writing, the
CREDITOR is hereby irrevocably authorized to deliver and turnover the Security Documents to me or to any one of my co-borrower/s or to my
Attorney-in-Fact and such delivery and receipt of the Security Documents by me or by any one of my co-borrower/s or by my Attorney-in-Fact are
hereby expressly authorized, confirmed and ratified. For this purpose, I hereby agree to indemnify and hold the CREDITOR free and harmless from
any and all liabilities, claims, damages, costs and suits of whatever kind and nature arising from or in connection with the implementation of this
Irrevocable Special Power of Attorney;

8. This Irrevocable Special Power of Attorney is a special agency created to enable said Attorney-in-Fact to exercise the special power and authorities
herein granted, it being understood and agreed that creation of this special agency is one of the requirements and essential consideration of the
CREDITOR for the granting of the loan and/or credit facilities to me. This Irrevocable Special Power of Attorney shall not be revoked nor cancelled
without the prior written consent of the CREDITOR.

I HEREBY GIVE AND GRANT unto my said Attorney-in-Fact full power and authority to do and perform any and every act and thing
whatsoever requisite, necessary or proper to be done in and about the premises as I might or could do if personally present and acting in person; and I
HEREBY RATIFY AND CONFIRM all that my said Attorney-in-Fact shall lawfully do and cause to be done under and by virtue of these presents.
