1.0 Introduction
Several definitions can be defined for "housing"
including a place either buildings or structure
where it can be lived by the individual or families in
that meet certain federal regulations and may vary
due to the different age, family and geographic
location. It is also means providing the
accommodation for people and as the basic
spatial scale of objective residential environment.

Housing is one of the major land use components


that contributes to the development of the real
estate industry and economic growth.

2.0 HOUSING POLICIES
The formulation of housing planning policy should
emphasize on the achievement of the three basic
goals of development, namely adequate, affordable
and quality in an integrated manner and not just
focus on the aspects of adequacy and affordability.
Housing development strategies should be based on
creating liveable communities by emphasizing the
following aspects:

a) managed management
b) an active community
c) good design
d) comprehensive development
e) sensitive to the environment and
f) efficient communication system

The housing planning process needs to change from


just focusing on ‘preparing the house to be
occupied’ to creating quality and harmonious
housing.
2.0 HOUSING POLICIES

Neighborhood centre (500 acre/4,000


unit/20,000 residents): have primary and
secondary schools, neighborhood fields,
kindergartens, mosques, polyclinics and so
on.

Neighborhood unit (50 acre/400 unit/2,000


residents): has surau facilities, hall,
kindergarten and playground.

Sub neighborhood (15-20 acre/150


unit/750 residents): has a children’s play
area.

Concept
In addition to strengthening the
concept of neighborhood, the
development of housing schemes is
also necessary emphasis on
application concepts, principles and
characteristics of the neighborhood
green (green neighborhood) as
wrong an initiative to achieve
housing sustainable housing.

2.0 HOUSING POLICIES
APPLICATION OF SAFE CITY CONCEPT:

A safe city concept is a concepts that


emphasize the creation of safe housing
environments. The application of this
concept is based on strategies,
principles and crime prevention
measures through environmental design
(Crime Prevention Through
Environmental Design - CPTED) which
becomes one the main thrust to the
creation of safe housing environments.

Create a network of walkways separate
from motorized, continuous and
integrated routes.
Increase a high level of natural
surveillance
Creating a walkable community and
increasing unity society.

Prevent the entry of non-occupants
either through CCTV or security guards.

5.0 ISSUES AND
PROBLEMS
The issues on livability neighborhood at the
study has been relatively low level quality of life
at Taman Dato’ Harun, Petaling Jaya. There are
some issues and problems that related to the
livable neighborhoods that consists physical
setting which are:

1. Lack of Recreational Areas


The problem is there was too many residential
than the recreational areas for the residents to
leisure at the open space area.

2. Conflict of Junction
Most of the residents and visitors are using the
same way to access on the residential areas
since the vehicles will come by the highway.
One of factors that occur traffic jammed.
Might disrupt the residents who living near
by the road and causes noisiness.
5.0 ISSUES AND
PROBLEMS
Resolved the issue of expensive house prices,
difficult for young people to own:

1. The government together with the National


Affordable Housing Council (MPMMN) has
outlined immediate and long-term measures
that need to be taken to resolve the issue of
expensive and difficult house prices for the
community, especially the young.
2. With the uncertain economic situation due to
Covid-19, house prices are still considered too Source:

particular.
3. This buyer-friendly initiative will certainly open
up more opportunities for more Malaysian
families, especially the young and middle-
income earners to own a PR1MA home without
worrying about housing financing.
5.0 ISSUES AND
PROBLEMS
The problem of unsold homes still persists:

1. The issue of unsold houses especially involving


high rise housing is not expected to subside.
2. According to Kenanga Research, for the nine
months of 2021, unsold units in circulation
remained high approaching an all time high of
around 171,000 units.
3. Total sales reported by developers are
generally good so far for the year, we believe it
will be increasingly difficult to drive sales in
