1.1 Background
The project aims for re-development and construction of the railway station building and
supporting Facilities, including its surroundings, on the entire Railway land along with
commercial exploitation of land parcels.
The Consultants have already submitted the Inception Report, the Situation Analysis
report, & the Preliminary Land Due Diligence Report of the first deliverable KD1 of the
Mandate. This document, the Land Redevelopment Report, is a part of the second
deliverable KD2. This document refers to Infrastructure Development Report (also a part of
the second deliverable KD2) at some instances and should be read along with it.
The purpose of this report is to document and furnish the project requirements regarding
Land, based on the analysis of existing Land Use of Railway Land, conditions of assets,
need of replacement, and the permissible land use in the area. Data collected and surveys
done for the initial studies, like:
• Topographical Surveys,
• Building condition assessment,
• Land ownership and registry records
are studied. Based on the same improvements, relocations, rebuilding, improvement in
overall circulation etc. are envisaged.
This report determines availability of land for mandatory and commercial development
along with any additional land which can be taken for joint development where required.

The land redevelopment report for the Project Site containing existing land use,
improvement & relocation, permissible land uses etc. has been carried out based on data
collected from the topographical survey and Urban local bodies followed by assessment of
need of improvement, rebuilding and relocation of assets. The report is structured into the
following chapters –
Chapter 1: Introduction
Chapter 2: Existing Land Use – This chapter assesses the land use within the site based on
the findings of the topographical survey.
Chapter 3: Permissible Land Use – This chapter studies the regulatory norms that defines
the permissible land use on the existing site.
Chapter 4: Improvement and Relocation – This chapter discusses on the need of
improvement, relocation, rebuilding, additional civic amenities and the possibility of
releasing space based on the assessment of existing land use and the conceptual master
plan.
Chapter 5: Land Plan Schedule – This chapter discusses the ownership of land within the
Site based on the land due diligence and also provides the land plan schedule for
requirement of additional land.

2.3.2 Zone-2

Overview This area is on the Eastern side of site and consists of offices, utilities and
ancillary structures.
Total Zone 2 Area ~ 34,358 Sqm
Ground Ground Coverage ~ 16%
Coverage Built up of existing buildings (including service structures) ~ 5563 Sqm
Access Road It is connected via internal station road.
Main Access to this zone is station front road.
Open/ Green There are no open spaces/greens allotted in this zone

Overview This area is on the South western side and consists of residential quarters,
reservation office and main station building

Open/Green Two parking areas are yhe only open space

2.3.4 Zone-4
Item Description
Overview This zone lies in the Eastern land of the Railway estate.
This area consists mainly of Railway quarters, one Hospital, some SSE
offices and ancillary structures.

Access Road Main Access to this zone is via Station Road.

The site is surrounded by residential, mixed use and commercial land. Highlighted Circle
demarcates 1 Km influence zone around the station which has majorly Residential area,
commercial area, industrial area, and mixed use area.Nanded Bus stand is next to railway
station which is 0.8 kms.

Accordingly, all the utilities present in the identified land parcels like power grid, DG shed,
parking etc has to be relocated within the site.
For betterment of vehicular circulation around the station, realignment and widening of
roads are proposed along-with station redevelopment. Vehicular movement is proposed to
be unidirectional to ease the Entries and Exits in the railway estate.Provisions for heightened
parking load will also require additional land.
